Moonlight Beach in Encinitas CAIt’s important that Encinitas sellers and buyers have current information about local market conditions, and understand the effect they have on buying and selling, in order to make informed decisions about Encinitas homes for sale.

 

Here’s what happened in the October 2025 housing market in Encinitas, using data from the MLS (private sales are not included nor are manufactured, mobile, or multi-family homes). These statistics are believed reliable when this report was written but are not guaranteed.

38 homes sold in Encinitas in October, compared to 49 last month. Here’s the breakdown of the housing activity.

 

Single Family Homes Sold
31 (down by 3); 34 Average Days on Market; Average Sales Price was $2,382,890 (up 5%); Average Sales Price was 96% of the original asking price.


Condos, Townhomes & Duplexes Sold
7 (down by 8); 29 Days on Market; Average Sales Price was $777,556 (down 51%); Average Sales Price was 91% of original asking price.

 

Overall sales volume of Encinitas home sales dropped modestly from last month. Single family home sales declined by 3, while condo, townhome and duplex sales were down by more than 50% to 7.

 

Looking back 1 year, 7 more single family homes sold in October 2025 than in 2024 (24). On the other hand, there were 3 fewer condos, townhomes and duplexes sold in October 2025 (7) than 1 year ago (10).

 

The average sales price for condos, townhomes and duplexes was significantly lower than last month, but was higher for single family homes. October sales prices ranged from $551,397 to $4,800,000.

 

Compared to October 2024, the average sales price was down 10% for single family homes sold in 2025 (while the median was 5% lower). Similarly, the average sales price for the condos, townhomes and duplexes sold in October 2025 was 45% lower than 1 year ago, while the 2025 median price was 17% lower than in October of 2024.

 

The average time on the market was 6 days longer for single family homes at 34 days. Similarly, time on the market was 6 days longer for condos, townhomes and duplexes than last month. 26% of the homes went pending in 7 days or less, fewer than in September. As a result, it’s still important for buyers to be prepared for making prompt decisions about touring listings of interest and submitting their offers!

The median sales price for detached single family homes was $2,250,000 (up 7% from last month). The median price for the condos, townhomes and duplexes was $861,500, 27% lower than last month’s median sales price.

 

The majority of buyers were able to negotiate their purchase prices down from list price, while 32% paid asking price or higher, slightly more than in September. It’s important to remember this when planning your offer strategy.

 

There were 5 homes with an Active Under Contract status at the end of October, the same as last month.

 

The inventory did not shift in October, with 110 listings available at the end of the month.  List prices range from $539,000 to $23,900,000.  This is a 2.7 month supply for condos, townhomes and duplexes (down from 3.7 months last month), and 2.3 months for single family homes (down slightly from 2.4 months last month). This is based on the current inventory of homes and the rate of sales over the last 3 months.

 

Encinitas is a strong sellers’ market for buyers of single family homes, as it also is for condos, townhomes and duplexes.

 

65 Encinitas homes came on the market in October, up from 39 last month. 27 homes went pending in October (excluding homes that closed), down by 2 from last month.

Hello Jeff.  It appears your market is doing more than just leveling out.  Substantial slow down as is ours.  I personally stopped doing market reports about 2nd quarter.  Interest rates, economics and uncertainty had it bouncing around with no real baseline to compare to.  Odd ball sales were miscuing overall sales.  I believe it is time to get back at it.  Overall we have dropped in pricing but not drastically.  # of sales low as well.  Days on market surprisingly still showing a sellers market.  IMO that is still due to lack of inventory compared to buyers.  M
