Your Nose May Fool You.

You wouldn't think that your nose would fool you but keep in mind the business of "scent" is a huge billion dollar a year business. I admit that I have been fooled by candles and room fresheners. The pumpkin pie scent is especially big at this time of year and we have burnt a couple of pumpkin spice candles in our home. I admit that they do smell great.

Home Buyers need to take note: If you are viewing homes to purchase NO smell is the best smell. If you walk in the front door and are smacked in the face with a pleasant odor you need to ask; "Are they covering up an offence odor?". Chances are the stronger the scent the stronger the offending odor it is hiding.

When you are buying a home with an odor keep in mind it many be VERY EXPENSIVE to eliminate the odor. If the odor is pet urine and it is on the main or upper levels it may not be as simple as replacing the floor covering. All to often you will need to remove not only the floor covering but the sub-flooring as well. If the floor joists are soiled you may need a professional builder to handle the problem.

If the Seller had pets in the basement (and I have seen this numerous times) it is very hard to get the scent out of concrete. Consult a restoration professional.

Restoration of a home damaged by pet urine is expensive. My advice is to walk away BUT if you really love the home and feel you "must" have it make sure you have a Real Estate agent who is a pitbull at negotiating.

Do you enjoy the cartoons written by my son (Timmothy N. Timm) which I use as a springboard to write my daily posts? His strip, Titus & Philemon, has run in two newspapers for years as well as being printed in my blog every day. Titus & Philemon (pronounced Phi - Lee -Man) are guinea pigs. Their owner is Joe. Timmothy has never repeated a joke/comic strip in the 12 years he has been writing it. He has never copied another strip, such as Peanuts or Garfield. You can follow Timmothy on FB as Titus & Philemon and you can also check him out on Instagram as Instagram.com/titus and philemon/ .For Timmothy's website type timmtimmothy.com into your browser. I tried to put it in a link here but it refuses to work. Do NOT put anything in front of timmtimmothy.com or it will not work.

Good morning Bob. I am with you on pet urine. If it is bad, walk while you can. As for candles I like certain scents if they do not get overbearing. Enjoy your day.

Hello Bob - not all but certainly some are sensitive to many sorts of things.  Be aware that selling a house should be a thoughtful process to successfully complete.  Then the seller can proceed (and/or return) to what they enjoy in their home of their choice.

I agree Michael Jacobs . We tend to default to our own likes and desires which may be way out in left field to a prospective buyer.

I have never been a huge fan of pumpkin pie; I am one of the people who enjoys more whipped cream than pie, haha.  I do really like pumpkin bread, though!

Brian England I thought I loved pumpkin pie but as you said, it's nothing without the whipped cream. 😄

Good morning, Bob... I am allergic to most scents... and I know many people like myself. So I tell my clients to avoid scents in their homes.

Good morning Nina Hollander, Broker . I'm not allergic to any scent but there are plenty of scents I'd rather not be subjected too.

Good Thursday morning, Bob. Home buyers need to be alert for coverup indicators.

Have a great day as you wish for a slice of pumpkin pie.

Right on Roy Kelley and that is why they should have a competent Realtor working for them. Taking it one step further a good home inspector will also reveal hidden problems.

Yes, if you walk in a home and there is a strong floral or spice scent, it is probably covering up something you're going to need to know about.

Expert guidance. Exceptional results.

That’s a sharp reminder about how scent can mask bigger issues, Bob "RealMan" Timm. and I really appreciate the practical insight shared here. It’s the kind of advice that saves buyers from costly surprises, so thanks for putting it out there 🙂.

You are welcome Lew Corcoran . I think that few people know how damaging an embedded odor can be to eliminate. I have been in a couple of houses that it would have been less expensive to demolish the home and start over than to eradicate the smell properly.

HI Bob- I consulted on a home that had 4 huge dogs in it. The owner had strong candles going in every room. I told him that this was not going to work.  I also met someone whose business was Pet-Pee-Pee, specializing in removing those odors from carpets.

I listed one like that early on in my career. Three adult Irish Setters. The neighbors said they had never seen the dogs outside in the 3 years they lived there.

Just curious, had/have you had opportunity to witness the results of Pet-Pee-Pee's work?
