2 Recent Commercial Wins in Glendale, One in Maywood (And One in Progress)
Over almost 20 years in real estate, I’ve helped clients with all kinds of homes, business spaces, and even land—I’ve become a bit of a hybrid Realtor®: residential roots with a bit of commercial experience under my belt. I find it natural that sometimes the lines between residential and commercial intersect, and when my clients ask for help with a building, a warehouse, or a storefront, I usually deliver. This year, I quietly coordinated several commercial leases and business moves I’d love to share here.
One client first called me years ago to rent a house for his family. Later, I helped him lease his first commercial space, and this year we moved his growing operation into a larger warehouse—he’s now one of the top online sellers in his niche, and next up is his personal home purchase. Another referred client brought their successful NYC business to Los Angeles, opening a Glendale storefront with an attached warehouse. And one more client, who originally hired me to rent out his condo, needed to sublease his warehouse because of health issues; we found a great tenant to step in, and it turned into a win-win for both sides.
Two leases were in Glendale and one in Maywood, CA. Some L.A. city have their own quirks for commercial spaces. These are the small details an experienced agent watches closely so your lease supports your business instead of limiting it.
Right now, I’m searching for up to 2,000 sq ft for a specialized gym. This client has outgrown his current location, and it’s time for a bigger, better space. He was referred to me by one of the clients above, which is my favorite way to grow—through relationships and results.
Steps to a Successful Commercial Lease ( Tenant representation):
Identify the need – size, budget, ideal location, and business-specific needs (zoning, parking, ceiling height, power, loading access, visibility, HVAC, etc.).
Collect documents – financials, business info, references, and any required licenses so landlords feel confident saying “yes.”
Find the space – tour options, compare true costs, and analyze how each space fits the client’s needs.
Negotiate the terms – rent, improvements, options to renew, free rent, and details that matter over the long run.
Prepare and review the lease – make sure the contract reflects what was negotiated and protects the business.
Close and move in – coordinate signatures, deposits, and a smooth moving process.
This is far from my first commercial transaction—over the years I’ve helped clients sell, buy, and rent multiple residential and commercial properties.
