Escondido Home Sales for October 2025

The following statistics are from the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed reliable when this report was written but are not guaranteed.

 

130 homes sold in October, 5 fewer sales than last month. Here’s an overview of the activity.

 

Single Family Homes Sold
110 (up by 3); 35 Average Days on Market; Average Sales Price $1,013,374 (down 7%); the Average Sales Price was 95% of the original asking price.

Condos, Townhomes & Duplexes Sold
20 (down 8); 56 Average Days on Market; Average Sales Price $512,440 (up 2%); the Average sales price was 97% of the original asking price.

 

Overall home sales in October decreased modestly from last month. There were several more single family home sales, but fewer condo, townhome and duplex sales. The average sales price was lower for single family homes, and was slightly higher for condos, townhomes and duplexes, compared to September.

 

The marketing time was 5 days longer for single family homes compared to September, but was 16 days longer for condos, townhomes and duplexes. Sales prices ranged from $295,000 to $5,100,000.

 

The majority of the buyers were able to negotiate their purchase prices, while 38% paid list price or more for their new homes, fewer than last month. Buyer competition, however, continues to impact sales prices.

 

A number of buyers made quick decisions to tour homes and make offers, with 25% of the homes going pending in 1 week or less, about the same as last month.

 

The median sales price of the detached single family homes was lower by 9% than last month ($955,000) at $867,450. In contrast, the median price for condos, townhomes and duplexes rose 7% from last month to $522,000.

There were 10 Escondido homes on the market with an Active Under Contract Status, compared to 16 last month. These are included in the following statistics.

 

At the end of October there were 282 homes for sale in Escondido, down just by 2 from last month. List prices for October range from $265,000 to $17,000,000 (there are also 2 time share condos listed for $2800 and $3,000).

 

This translates to an inventory of 3.2 months for condos, townhomes and duplexes (up slightly from 3.1 months last month). There is a 2.1 month supply of single family detached homes (down from 2.3 months last month), based on the rate of sales over the last 3 months. Escondido is a seller’s market for buyers of single family homes as well as for condos, townhomes and duplexes.

 

148 homes were listed in the market in October, an increase from last month’s 128. The number of homes going pending also increased slightly, by 1, to 86, excluding those homes that closed escrow in October.
