Tucked along West Bellfort and the Grand Parkway (99), this 2,300-acre community gives residents quick access to U.S. 59, I-10, Beltway 8, the Energy Corridor, and even the Galleria. You can enjoy suburban peace without sacrificing big-city convenience.

Although all homes in Aliana have a Richmond mailing address, the community is actually in unincorporated Fort Bend County. It sits mostly within Houston’s extraterritorial jurisdiction (ETJ) but lies completely outside any city limits, so residents do not pay city property taxes. Since it’s located in Houston’s ETJ, the City of Houston still has some regulatory oversight on land use and development.

What’s the Neighborhood Like?

Aliana began development around 2008 and has grown into one of Fort Bend County’s most desirable neighborhoods. The community offers a modern, upscale feel—spacious floor plans, thoughtful elevations, and beautifully maintained landscaping throughout.

Although Aliana is now fully built out, you can still see the craftsmanship of the builders who shaped the community. Most of the neighborhood was developed between 2008 and 2020, resulting in a mix of architectural styles ranging from classic brick and stone designs to more contemporary looks.

The community was developed by several well-known and reputable builders, including Ashton Woods, Coventry Homes, Highland Homes, J. Patrick Homes, Lennar, Meritage Homes, Trendmaker Homes, Perry Homes, and Village Builders. Their variety of floor plans and attention to detail give Aliana a cohesive yet distinctive character, with homes that offer modern amenities and curb appeal.

Two municipal utility districts (MUDs) serve Aliana, providing water, sewer, and drainage services. Your specific MUD can slightly impact your property taxes since each district sets its own rate. Aliana has a property tax rate of about 2.4%, depending on which MUD district your home falls under.

Aliana is also managed by a Homeowners Association (HOA), with annual dues of about $1,300. The exact amount may vary depending on the section of the neighborhood you live in.
