Residential Real Estate for Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 55 homes, compared to the 60 active listings at the beginning of last month. Forty eight are pre-owned and 7 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 19 single family homes (ranging in price from $425,000 to $3,995,000)
  • 21 condos ($169,500 to $475,000)
  • 15 townhomes ($430,000 to $805,000)Addison TX garden home

Forty seven of the 55 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 55 days, as compared to 43 last month. The median number of days on the market is 56 days, compared to last month's 43 days.  Homes are taking longer to sell.

Properties Scheduled to Close

There are 8 homes in the pending status (waiting to close), compared to the 9 pending homes last month.  Seven are pre-owned, and one is a new construction townhome. The average number of days on market for all these pending homes is 90 days, with a range of 1 to 304 days. Last month, DOM was 86 days, with a range of 6 to 304.

 Sales

There were 5 closings in November and 7 the previous month. The average list price to sold price ratio is 97.0%, compared to the 96.9% last month. Three sold below asking price, one at list, and one slightly over.

Pre-owned homes: The median number of days on the market for the 5 pre-owned homes that sold was 91 days, while the previous month the median was 85 days. The average number of days on the market was 97 days. The range in November for the previously owned home was 14 to 200 days. The average price per square foot of all previously owned homes sold is $248.12, down from last month's $259.22.

New construction homes: only one newly built townhome at The Reserve closed. It was on the market for 9 days and sold for $665,900 for a 3 bed, 3 ½ bath townhome.
