Few years ago, when you wanted to buy a home, homes were listed one day and sold the next. In some situations, it only took hours to get the house sold. During that period, it was necessary to drop everything and go on tour of the house, otherwise there was a high probability someone else would get the property. This created a stressful and chaotic time for many buyers. Now those days are behind us. Now home markets are moving slower, giving more opportunity for buyers who felt they were shut out. With more time buyers have more time to make decisions, which is important to some buyers. This results in allowing buyers to slow down, weigh their options, and make them feel more comfortable with their decision. In current marketplace buyers are not as likely to be involved in bidding wars and have time to negotiate. It is important to work with a real estate agent in order to have a better handle on which areas homes are moving slower and faster. This can vary by state, zip code or even neighborhood. Finally, this may be the right time to move forward since the market has shifted in favor home buyers from the chaos in the last few years.

John, our Denver market has been very sluggish the last 2-3 years. I think it is a correction, as we went up in values so fast.

Hello John - regardless of market conditions, real estate continues to involve proper upfront preparation, realistic expectations and the ability to respond when opportunities arise. And that can happen in an instant.
