Why Selling Your Home During The Holidays Can Be A Smart Move🎄🏡🎁

Is The Holiday Season The Right Time To Sell Your Greater Charlotte Home? Or...

... Is it better to wait until spring to put your home on the market?

... Should you keep your home on the market during the holiday season if it’s already listed?

The holidays are officially here, and with them comes a question I hear every year: “Should we list our home now, or wait for spring?” My answer is always the same—yes, you should absolutely consider selling during the holidays. In many cases, the holiday season can offer unique advantages for home sellers.

Why Selling Your Greater Charlotte Home During the Holidays Can Be a Smart Move

The old belief that the holiday season is a bad time to sell has stuck around far too long. It’s time to retire that myth—because the truth is quite the opposite.

There are compelling reasons to list your home during the holidays. For one, you’ll face less competition, which can lead to a faster sale and a higher price. While you may experience fewer showings, the buyers who schedule them are typically serious, motivated, and ready to act. Unlike the casual “lookers” who browse in spring, holiday buyers often have deadlines and a genuine need to purchase now—not just an interest in exploring options.

Interestingly, when people’s routines are already out of the norm (holiday travel, kids off school, end-of-year deadlines), they’re surprisingly decisive. Buyers tend to act quickly because they don’t want their search dragging into the new year.

Also, home listings that go live before January often catch the first wave of highly motivated new-year buyers. That puts you ahead of the spring surge, not competing with it.

And keep in mind that year-end financial clarity helps buyers move forward. At year’s end, many buyers know:

  • What their bonus will be
  • How much money they've saved
  • Their tax projection
  • Their upcoming raise or promotion

Clearer finances = stronger offers and smoother approvals.

The holiday season activates buyers' imaginations as they evaluate a home's gathering spaces. People walk through the home thinking about:

  • Where would be put our tree?
  • How easy is it to entertain here?
  • Is this kitchen good for entertaining?

This strengthens emotional connection — and we know emotional connection sells homes.

Good morning, Nina.
You’re so right about motivated buyers. Those who brave the holiday hustle to view homes aren’t just “looky-loos”; they’re ready to make a move. And, a little less competition and some holiday spirit can make for a perfect combination!

Carol Williams hi Carol... it always amazes me how this myth that it's a bad time to sell never seems to go away.

I wonder if agents have proliferated this myth because they don't really want to work during the holiday season???

Carol Williams how interesting, Carol. That never occurred to me, but it's possible there's some truth to that. Sadly, I've come across any number of agents over the years who proliferate myths that should have died a long time ago.

Good morning Nina,

Selling during the holidays is a great time! Many sellers do not want the inconvenience and are really wrapped up with families coming in and parties with friends at their homes. BUT for those sellers wanting to sell it's the perfect time with less inventory.

Dorie Dillard Austin TX hi Dorie... I've sold a number of listings over the years in record time in the second half of December. Of course, if it's a vacant home there shouldn't be issues with buyer traffic.

Nina, you explained this so well! Holiday buyers are some of the most motivated we see all year — and with fewer homes competing for attention, sellers really can come out ahead. When a property feels warm, inviting, and ready for gatherings, buyers connect emotionally and make decisions quickly. Great insights and a timely reminder that the market certainly doesn’t take a holiday break!

Nina Hollander, Broker - I did discover the clients of mine who shopped for homes closer to Thanksgiving or Christmas, and to clients who were pregnant (anytime of the year) are more motivated to make an offer. Holidays and life events (even divorce) can drive people to make responsible and quicker decisions about exactly what they want or need.

Yours is an excellent blog post for this time of the year. People respond to their emotions.

Patricia Feager thank you, Patricia. Anyone who says emotions don't come into play when buying a house is either fibbing to themselves or hasn't had experience buying a house.

Selling a house is normally driven by re-location and similar for active buyers as well.

All that should be considered is how much of the season should be shown in the decorations if any.

Nina Hollander, Broker

Ed Silva, 203-206-0754 hi Ed... I've sold my fair share of homes during December over the years. Many were vacant. Those that weren't kept the decorations down to a minimum. I only ever sold one home whose decorations were over the top... and it still sold within 48 hours of my listing it.

Joan Cox I am seeing a bit of a slowdown in listings. Of course, some of that could be due to the season.

Lew Corcoran hi Lew... smart opportunities present themselves all the time... and people shouldn't overlook them because of some myth that spring is the best time to buy or sell a home.
