What Is the Hardest Month to Sell a House? Insights for Berea & Richmond KY Sellers

By
Real Estate Agent with Todd & Company KY | BHHS Foster Realtors

Every year, homeowners ask me the same seasonal question:
“When is the hardest month to sell a house?”

In my experience serving Berea KY real estate, Richmond KY homes, and the broader Madison County KY market, the answer is consistent:

👉 January is typically the toughest month for sellers.

Why January Is Challenging

  • Lower buyer activity after the holidays

  • Weather delays inspections, appraisals, and showings

  • Families avoid mid-year moves

  • Reduced curb appeal during winter months

However, selling in January isn’t a setback, it’s an opportunity.

Winter Buyers Are Serious

I’ve found winter buyers to be highly motivated, often moving due to job relocations, lease expirations, or major life transitions.

How Sellers Can Still Win in the Slowest Month

  • Enhance your listing with fresh photography

  • Create inviting interior spaces

  • Price strategically

  • Offer flexible showing times

  • Lean on strong online visibility

With the right preparation and guidance from the best Realtor in Berea KY, homes can still sell quickly and profitably even during the slowest periods.

If you’re considering selling or want a strategic seasonal plan, I’d be happy to walk you through your options.

Devin, excellent breakdown of how seasonality really plays out in the market. January can definitely feel slower on the surface, but those winter buyers are some of the most serious and ready to move. With the right pricing strategy, warm presentation, and strong online exposure, sellers can still achieve great results even when curb appeal isn’t at its peak. Smart preparation makes all the difference — and you laid that out beautifully!

Any buyer that is out at the end of December and January is a serious buyer for a number of reasons and being able to help them is a benefit to all.
