Selling Ranches in Texas ~ Longhorns and All!

Do I have the BEST job or what? Yes, I do! Today was one of those days that remind me how cool it is to sell and show properties in rural Texas! Come along with me on this Longhorn adventure!

I arrived on this 75-acre property located between Granbury, TX, and Stephenville, TX, early this morning. It was a crisp, cool morning, and the sunshine was abundant. The seller met me with her four-wheeler, fired up and ready to show me her fabulous ranch.

We toured the horse barns and yes, barns as in plural! Two fabulous structures for the horse enthusiast. The first one is a solid, cinder-block constructed barn, fully equipped with an indoor equine washing area, storage rooms, and very roomy stalls. The second barn includes 5 turn-out paddocks and an equipment room.

Near the barns stands an enormous, new structure to house your equine rig, boat, RV, tractors, or whatever other ranch equipment you need to be under cover. Water, electricity, and a full, concrete pad. Then, there is even another 2-car garage, also with water and electricity.

Now, let's talk about the ARENA! If you own horses, you know the importance of a well-constructed horse arena, complete with a deep, sub-base that is perfect for roping, barrel racing, reining, cutting, or pleasure riding. Additionally, the arena is equipped with a cattle chute system with an enclosed return area.

Now, if that weren't enough, the 75 acres offer hunting, trail riding, a creek, a natural spring, and is fully fenced. We rode the 4-wheeler all over the property, seeing areas only accessible by horse or ATV. The views from this property will take your breath away as you can see for miles.

Now, I haven't even shared about the house! But that will be for another blog! For now, here are the highlights:

3,400+ s.f., 3-4 bedrooms, 4 baths, downstairs gameroom, executive study, huge laundry/craft room, 3-car garage, porches, pool, and so much more! The home alone deserves its own post.

This amazing, turn-key equine property will be available this Spring. This is just a little teaser for inquiring eyes! If you are seeking this type of property, give me a call, and I would be happy to share the deets with you.

In the meantime, here are some of my new friends!

That indeed is very cool, in my opinion as well.  I would love to have a ranch that would provide all the nourishment that I need in life, but I would NOT want to work the land myself, haha.

Thanks, Brian. Yes indeed, there is a lot of work on a ranch like this. Surprisingly, my client is a very capable woman who does it all on her own.

Hi Paula,
Wow... that sounds like a once-in-a-lifetime opportunity for the lucky buyers. I'll watch for the next blog about the house.

Yes, Carol, be on the lookout! We are preparing to do some re-design work on the kitchen and bathroom before listing. I will do some before-and-after posts as the work progresses.

There is Something about horses. I cannot explain it. I think I might have been a cowboy in a previous life.

Paula, if I saw one of those longhorns, it would scare me to death!   I did sell a horse ranch last year, but there were no horses at the time, and know my buyers still haven't bought any.

Fabulous ranch property Paula!  I've sold a few over the years but not quite that big nor with the longhorns - lots of other animals.  I look forward to seeing the photos of the home when you're all done getting it designed.  What fun!

Paula, interesting post, just curious how has your blogging of your listing on AR been as far as getting you positive results. I am new and wanting to learn how this platform works.  Thanks.

Hi Carlos. I've been blogging here in the Rain for many years and find that consistency is the key. I also share my posts on LinkedIn and other social media sites, which increases the views. Welcome to the Rain too! This is a great place to learn and make friends.
