Here’s a summary of the Cardiff real estate market for November 2025 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 6 homes sold in November, less than half in October.
Single Family Homes Sold
4 (down by 6); 14 Average Days on Market; Average Sales Price was $2,406,250 (up 10%); the Average Sales Price was 104% of the original asking price.
Condos, Townhomes & Duplexes Sold
2 (down by 2); 106 Days on Market; Average Sale Price was $1,080,000 (down 55%); the Average Sales Price was 89% of the original asking price.
The overall volume of Cardiff sales dropped significantly from last month. Single family detached home sales decreased by 6, while condo, townhome and duplex sales dropped by 2. Sales prices ranged from $920,000 to $3,395,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of November, the same as in October.
At the end of November there were 17 homes for sale in Cardiff, 1 more than last month. 12 of these are single family detached homes. Listings range in price from $858,000 to $4,645,000.
There are 2.1 months of inventory for single family homes (up from 1.7 months last month), and a supply of 1.9 months for condos, townhomes and duplexes (the same as last month), based on the rate of sales over the last 3 months.
Cardiff by the Sea is a strong seller’s market for single family homes, and a very strong seller’s market for condos, townhomes and duplexes based on current supply and demand.

3 single family homes sold for asking price or higher. 2 homes went pending within 1 and 5 days. Days on the market decreased from last month for single family homes, while average time on the market increased for condos, townhomes and duplexes – 1 condo took 197 days to go pending.
9 listings came on the market in November, the same as in October. 5 homes went pending in November (excluding the homes that closed escrow), compared to 4 last month.
