My Homework from the Zoom Call of 12.02.25

The Zoom call this week seemed to offer almost 2 hours of information, as Praful Thakkar offered a call on an AI app that would allow for some image enhancement that would make for some better photos to be used, with proper disclosure to help agents create better marketing images. 

The app is a google product, called Gemini. and like the tools agents so appreciate it has both a free version and a paid version and being that I am out of the business, one can assume which I decided to use.

I took a photo of a recently sold foreclosure here in Prospect CT that had been vacant for years, and on occasions one could see critters running into the house though the openings in the siding. 

It potentially can offer so much as it has 5 bedrooms, in a nice area with easy access to the town centers of Prospect and neighboring Naugatuck or Waterbury.

So where to start:

I asked Gemini to clean up the exterior siding of the house and show it with nice blue siding and windows with bright white trim, and new black roof with architectural shingles and a new front door and remove the shed in the rear.

It showed promise, but still not quite done. 

I then entered the prompt to show exterior lights on each side of the front door with clear glass and lit, and to also replace the sidewalks with stone pavers and add a plush green lawn.

As the photo still needed some assist with exposure, I moved to iPiccy to get the exposure I wanted as it would be easier for me, and I also used it to create the collage photo that I have as the feature photo.

I'm sure I could have used Gemini to get the exposure cleaned up but as I needed the other shot, I found to be just quicker.

In keeping with the idea of not getting into issues with copyright infringement, the Gemini logo is on the lower right of the screen and in keeping with simplicity, it would be an easy thing, if the app were used,  to modify photos for presentation to point out that all photos with that logo have been enhanced to show the potential of the property.

I found that the more I try it and make some mistakes, the better I get at my prompts. Not perfect though.

Kathy Streib  I would call it feeling a sense of accomplishment as I was able to try it and get something acceptable. Altogether I would guess that it took me maybe an hour with a couple of fumbled attempts.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 there's no question the enhancements make the house more appealing but also show a potential of trouble if not used correctly.

There is the copyright infringement issue f that star is removed, and also as we have such a litigious society, if enhancements are not disclosed, and someone were to make an issue, a lawyer would have a lot of evidence.

You know, Ed this is brilliant! How many times have we shown a buyer a property that just either looks terribly rundown or is vacant and a buyer cannot visualize what it could be? Even staging a living room to put a vacant room into perspective for them would be wonderful. Oh, the possibilities!

Nina Hollander, Broker   It goes back a long way from the opposite side. I would venture at least $70-80,000 to do the work on the building that I did for free with the app, but it gives a better perspective

Will Hamm   It's never too late and if the past is any indication any time you start to learn here you will be at least 6 months ahead of your peers.

Yes, I attended the call, and it is really simple to use. Kathleen Daniels, Probate & Trust Specialist  also did a post and as she stated, she did it in a manner in which she could go back and review if she forgot how to do something. Read her post and make an attempt

Thank you, Ed Silva, 203-206-0754 for the shout-out. I am surprised that Nano Banana did not get you to the end results you wanted and you switched to iPiccy. 

I see in your comments to other comments that it took you an hour. Holy Gads- it took me 5 minutes to get the final photo. Add the time to write the blog post - likely one hour. 

Overall, well done!!!  I am impressed.

Kathleen Daniels, Probate & Trust Specialist   The first time I tried it, I didn't like the way the color of the house came out, so I went back to try it again. Then I tried to put some plants alongside the house, and it covered the sidewalk. It took a while for the app to understand what I wanted.
