34 homes sold in La Jolla in November, 10 fewer sales than in October. Here’s an overview of the activity (the MLS data do not include private sales and are believed to be accurate at the time this report was compiled but are not guaranteed).
Single Family Homes Sold
20 (down 3); 38 Average Days on Market; The Average Sales Price was $4,953,179 (up 32%); the average sales price was 96% of the original asking price.
Condos, Townhomes & Duplexes Sold
14 (down by 7); 40 Average Days on Market; Average Sales Price was $1,187,671 (down 24%); Average sales price was 95% of the original asking price.
The overall volume of sales in the La Jolla real estate market declined from last month. Condo, townhome and duplex sales were down by 7, while single family homes sales dropped by 3. Sales prices ranged from $500,000 to $15,500,000.
The average time on the market was shorter for condos, townhomes and duplexes, and was also shorter for single family homes. 8 of the buyers made quick decisions, going pending in 6 days or less. It’s still a good idea to be prepared to make prompt decisions about touring homes and submitting offers since some properties sell quickly.
The average sales price for single family homes increased from October. On the other hand, the average sales price for condos, townhomes and duplexes was lower than last month.
While the majority of the home buyers negotiated the prices of their new homes down from list price, 6 paid list price or more, fewer than last month.
The median sales price of single family homes, $3,728,500, was up 15% from the median in October. The median price of $1,103,700 for condos, townhomes and duplexes was 24% lower than last month.

There were 2 La Jolla homes with an Active Under Contract status at the end of November, the same as in October (when they occur these homes are considered active but might accept backup offers or be available to tour).
There were 175 homes on the market at the end of November, compared to 167 at the end of October. List prices ranged from $499,000 to $108,000,000.
The current supply of single family homes is 4.4 months (up from 3.8 months last month), and 3.5 months for condos, townhomes and duplexes (up from 3 months last month). These are based on the rate of sales over the last 3 months and current inventory.
La Jolla remains a seller’s market for single family homes but is trending toward being balanced, and is a sellers’ market for condos, townhomes and duplexes.
There were 51 new listings in November, down from 77 in October. 29 homes went pending (excluding those homes that closed escrow) compared to 31 last month.
