How do you hire me as your home buying real estate agent?

If you are considering looking for a new home in the Greater Danbury CT, we should get together before going and looking at homes.  Don't go online and start clicking! We can talk about the process, towns, what you want or don't want, financing, questions, what motivates your move , what's happening in your particular sub market and more.  This consultation should save you time and explain what sequence we do things in and help me diagnose before trying to solve your problem. 

Did you know that in CT it is illegal to be showing property without an agreement. The agreement says which towns we are looking in together, length of time we can work together and requested compensation.  This has to be done before entering a property, sending listings or even scheduling a tour.  This a fairly new national policy.  In Connecticut, buyer agency agreements have been required for over 30 years. The length of contract  is negotiable. It might take time to know you & your needs and to get educated on the market. Some buyers might not be a good fit for me, and I may not be a good fit for some buyers as well, but it takes time to learn. We only don't need to sign if you are looking at my own personal listing, but paperwork is needed if you are getting serious about that property. The contract offers legal protections & compliance, financial protection, professional standards, operational clarity & risk management.  Once you sign, then you are officially a client and anything we talk about is confidential and I owe you certain responsibilities. 

I can not be working for you if we really don't have an agreement. Just like your job, you expect to be paid when you work.   There are different options for compensation, but I do have a minimum that I need to collect for my time & experience;  broker fees &  commissions are not set by law and are negotiable. We can discuss more about this in person.  We can modify the contract if you want to open it up to different areas within reason, and there is need to cancel it if you decide not to purchase a home in the time of the agreement. However, if you purchase a home in the time period you are signed up for a client and area with me as your agent and not have me representing you, then it's a serious problem.
