❓ What Is an “Expired Listing”?

An expired listing is a home that was on the market but didn’t sell before the listing agreement expired. It can feel confusing  and even discouraging as a seller. But more often than not, the reason isn’t because your home wasn’t sellable it’s because something in the strategy didn’t connect with the right buyer at the right time.

Here are the top issues that frequently keep homes from selling  and why most of them are strategic, not personal:

1. Price Doesn’t Match Current Market Reality
Pricing too high at the start often results in low showings and decreased interest over time.

2. Marketing Doesn’t Reach Today’s Buyers
Outdated photos, vague descriptions, or weak online placement can cause your listing to get passed over.

3. Limited Online Presentation
Buyers shop online first  if your listing doesn’t stand out visually and emotionally, it won’t earn the clicks and walk-throughs it deserves.

4. Timing & Market Conditions
Seasonal shifts and inventory levels matter  but a strategic agent can still generate buyer interest regardless.

Hi Danielle,
Probably the best thing we can do if a home didn't sell is ask the seller why they think it didn't sell. There is a buyer for every home. It's a matter of reaching that buyer, isn't it?
