Many of us are learning and using AI every day. And some of us only got in because of the ActiveRain Zooms. It is helpful, creative, and a real time-saver in our marketing.

This article caught my eye. New California disclosure law for digitally altered images, including AI changes such as virtual staging or removing items from a photo. Simple photo enhancements, such as lighting and color correction, are still acceptable.

This law may not apply where you live, but it feels like a good reminder for all of us. As Realtors®, we’ve always known that clear communication builds trust. AI doesn’t change that; it just gives us more tools.

 

For me, this isn’t about limits or concern. It’s about using technology thoughtfully, so buyers aren’t surprised and sellers are well served.

The opportunity to mislead with AI is enormous. But why? It may bring people in, but when they view the house in person and it's different, they are NOT going to be pleased. And probably are NOT going to be buyers.

Even if you can’t be in person, there is something about a face-to-face, even on the virtual level that can really light up a conversation in a way that it’s really fully in tune

Good morning Margaret. Using technology thoughtfully so buyers are not surprised and seller are well served. Truth is the best policy. You nailed it. As for California, not mech good coming out of there these days, but is to is not permanent. Enjoy your day.

We were always supposed to include a disclosure if something was virtually staged. I'm not sure whether that was a law or a code of conduct kind of rule, but it's been a rule none-the-less. This seems to say the same thing.

I will do the opposite.  Keep the MLS photos unaltered. Then provide a link to my site that shows digitally altered photos with the disclosure, of course!

AI is a wonderful tool for the business and when used properly with disclosure, it can offer agents a great advantage.

With the number of lawsuits that have been initiated over the past few years, all should read the Bill and make sure they are not defendants

Hi Margaret- I'm having fun with AI image generation. If I were staging I would definitely place a dsclaimer if the rooms had been virtually staged or altered.

I wonder if something similar is needed with blogs that are all AI???
