One of the biggest mistakes buyers make in Arizona isn’t the offer price — it’s not fully understanding what they’re agreeing to before they sign. Making an offer here involves far more than filling in numbers on a contract. My approach starts with education, because informed buyers make better decisions, avoid surprises, and feel confident from day one through closing.

Before an offer is ever written, I walk buyers through the Arizona Buyer Advisory, a document designed to explain the risks, responsibilities, timelines, and due diligence involved in purchasing a home. While the Buyer Advisory may not technically be required to submit an offer, it is absolutely essential to understanding inspections, appraisals, disclosures, HOA rules, and buyer responsibilities. Skipping this step is like driving with your eyes closed and hoping for the best.

In addition to the purchase contract, I also review timelines, inspection expectations, financing requirements, and other pertinent documents that help buyers understand what happens after the offer is accepted. This proactive education helps buyers submit stronger offers, avoid costly mistakes, and move through escrow with clarity instead of confusion. The goal isn’t just to get an offer accepted — it’s to ensure buyers know exactly what they’re stepping into and feel protected every step of the way.
