New Construction Communities in Fort Bend County
I’m also keeping track of several new developments across Fort Bend County, including:
Lake Pointe Green (Sugar Land) — A major mixed-use redevelopment transforming the former Fluor Corporation campus into a walkable district with residential, commercial, and outdoor spaces. The project recently broke ground in November 2025 on Pearl Lake Pointe, Sugar Land’s first new multifamily apartment community in 13 years, setting the stage for future housing, trails, and waterfront amenities around Brooks Lake.
Imperial Historic District (Sugar Land) – The City moves forward with redevelopment of the 40-acre Imperial Historic District, the former Imperial Sugar site. After acquiring the property in 2025, the city held community visioning workshops to gather feedback with a strong emphasis on preserving historic elements, especially the iconic Char House, and explore feasible future uses like townhomes, low- and mid-density residential and neighborhood retail. A final vision plan is expected by early 2026, followed by selection of a development partner to guide build-out.
The George (Rosenberg) — A 1,500-acre Johnson Development community located at the junction of Grand Parkway (99), Fort Bend Tollway, and US-59 near FM 2977 (Minnonite Road) and Koeblen Road. Broke ground in 2025. First phase includes 270 homes on 40-, 50-, and 60-foot homesites, built by eight top builders, with convenient access to dining, retail, and major employment hubs.
Austin Point (Rosenberg) — A 4,700-acre mixed-use, master-planned community by The Signorelli Company, offering direct access to the Grand Parkway (99) and Fort Bend Tollway. Homes range from approximately 1,500–4,500 sq. ft. Phase 1 includes about 400 homes built by nine builders, with Phase 2 planned in 2026. Pricing from the mid-$200s to the upper-$900s.
Brookewater (Rosenberg) — An 850-acre master-planned community by Starwood Land Development. Home prices range from the low $300s to the $600s, with eight builders. Zoned to Lamar CISD, with a new on-site elementary school planned for 2026. Located in Fort Bend County off US 59 and Finnet Valley Road, just south of Spur 10.
I regularly communicate with the builder's on-site sales representatives to stay current on pricing, inventory, incentives, and upcoming phases. If you’re considering new construction anywhere in Fort Bend County, contact me and I can help you compare communities and builder options.
