Protect Your Home & Your Family... Test For Radon

 

January is National Radon Action Month. While the Greater Charlotte area, in general, is not known for high radon levels, we do find homes from time to time with radon levels that are too high requiring remediation. That means, that even those of us who live in low radon areas need to up our Radon IQ and know how to test our homes and how to protect our health.

 

It's estimated that one in six homes has radon. Regardless of how prevalent radon might be in your area, take the EPA's advice during National Radon Action Month: "Test Your Home. Protect Your Health."

 

Radon: The Silent Killer

Radon is a naturally occurring radioactive gas. Radon is called the "silent killer" because you can't see it, smell it, feel it, etc. As a result, radon is one of the major causes of lung cancer, causing more than 40,000 deaths each year and making it the second biggest cause of lung cancer deaths. Only smoking causes more lung cancer deaths. In other words, radon kills!

 

All Homes Should Be Tested For Radon

Did you know that the Surgeon General recommends that all homes be tested for radon? And according to the CDC, one in 15 homes have elevated radon levels. If you live in a home with high radon levels and smoke, your risk of contracting lung cancer increase by 10 times. The ONLY way to know if your home has high levels of radon is to test. The "good news" is that radon is EASY TO TEST and EASY TO REDUCE.

Radon Tests Are Not Expensive

Radon tests in the Charlotte metro area are quite reasonably priced. Testing your home for radon is as simple as opening a package, placing a radon detector in a designated area, and after the prescribed number of days (2-7 days), sealing the detector back in the package and mailing it to a lab for evaluation. Radon is measured in picocuries per liter of air (pCi/L), a measurement of radioactivity. The U.S. EPA and the Centers for Disease Control and Prevention recommend that homes with radon levels at or above 4 pCi/L be repaired to reduce the amount of radon entering the indoor air.

 


 

 How Radon Gets Into Your Home:

Radon is a radioactive gas that comes from the breakdown of naturally occurring uranium in soil and rock. It's invisible, odorless and tasteless, and can be detected only by specialized tests. Radon enters homes through openings that are in contact with the ground, such as cracks in the foundation, small openings around pipes, and sump pits.

Good morning Nina. Radon is often overlooked but should not be. When active in Illinois years ago, nobody gave it much thought and Illinois had a lot of it. When I was a managing broker in Ft. Myers, Florida we had a house listed where no radon issues were on the property disclosure. Upon a final walk through the buyer found a remediation system in the attic that was not operational. he was not going to close. I suggested our brokerage pay for another inspection. There was no evidence of radon and the buyer closed. What a lesson, radon moves and since it is odorless the only way to know if you are safe or not is to test for it!

Wayne Martin hi Wayne... these days, radon inspections are really inexpensive... there's no reason home buyers shouldn't do them as part of a whole house inspection. Fortunately, Charlotte area is not overrun with radon, but we do have "pockets" of it in some locations.

Jeffrey DiMuria 321.223.6253 Waves Realty hi Jeff... also in New Jersey. We don't have a lot of radon issues, but I always recommend a radon test to my buyers... every so often we get a report showing levels of radon that no one expected. Better safe than sorry for $150.

In Ohio radon gas is very prevalent in many area. I recommend a test done so it becomes seller's responsibility to install a mitigation system before closing.

Hello Nina, at our old Realtor Board, some inspectors would offer free tests for realtor, the new board does not.  I should of had it done.

Will Hamm hi Will... we have some inspectors who offer free radon tests during January when combined with a whole house inspection as a way of generating business. It's something I've never taken advantage of... I prefer to just use my best inspectors.

Nina, 10+ years ago, buyers were hestitant on getting these tests done, but now that radon is more talked about, they get them done almost every time.

In Montgomery County the seller is expected to provide radon results as part of the disclosures.  The buyer can negotiate for remediation as part of the contract. If they don't want to pay for the radon test themselves and don't ask for remediation and the seller provides elevated results before closing, the buyer is without recourse then for repairs.

Brian England hi Brian... Charlotte doesn't have wide-spread radon... but we do have pockets of it and sometimes I've seen it pop up where it was totally unexpected. That's why I recommend a radon test to all my buyers.

Dr. Paula McDonald hi Paula.... this has been a "thing" for some years now. Even in Charlotte where we don't have a lot of radon, it does pop up now and then so I recommend to all clients to have radon tests.
