Being a Rural Land Specialist I Have Unique Tools of the Trade

Living and working here in the high desert of Mohave County, Golden Valley, AZ as a rural land specialist, I have my own unique tools of the trade for especially placing real estate signs on rural vacant land parcels.

During my first several years in listing vacant land properties, my go to tool was a mallet for pounding in the signs.  I must admit this was difficult work given the ground here in NW AZ is close to concrete. Between the hardness of the dirt, the rocks, pounding in signs, often I was physically exhausted.

Then I saw on Facebook, a real estate agent who appeared to be working in the city used a drill with an auger bit to drill pilot holes. My Swedish brain went “Duh” why hadn’t I thought of that?

The next day, my husband and I traveled to one of our favorite stores, Home Depot, and purchased a battery operated drill with an auger bit. This purchase was a time changer.

What previously had taken me 10 minutes or more to pound in real estate for sale signs or directional signs, now is around 5 minutes or less.  Better yet, I no longer feel physically exhausted.  

Possibly the lack of tools by some real estate agents explains why they do not place signs on a vacant land parcel.  Given how much vacant land there is here in Mohave County, potential buyers have no idea where one lot beings and ends.

Yes, listing vacant land parcels here in Golden Valley, AZ and elsewhere in Mohave County is a lot of fun. Traveling the dirt roads that sometimes are more like cow trails reminds me of what the early settlers had to content with.  Then having wildlife nearby watching you just adds more enjoyment to the day.

Leanne Smith - that was my biggest challenge too - getting signs into the ground when it feels like the ground is as hard as concrete.

Rural land work really does require a different skill set and the right tools make all the difference. Your auger solution is practical, efficient, and exactly the kind of problem solving that vacant land sellers need but rarely see.

Sign placement, boundary clarity, and physically walking the land matter in rural markets. Buyers cannot visualize or trust what they cannot clearly identify. Your willingness to adapt and do the hard parts of the job is what separates true land specialists from agents who simply upload a listing and hope.

Well done and very relatable for anyone who works off the pavement.

Always happy to put a smile on someone's face. Thank you for the kind words.  Yes willingness is there, but more important the fiduciary duties I owe my sellers including protect and promote. I truly don't understand how vacant land can be promoted without boots on the ground photos. In my humble opinion this is just plain laziness and even greed.
