Half Way between Winter and Spring??

Halfway Between Winter and Spring 🌱❄️

We’re in that in-between season right now — winter is losing its grip, spring is warming up, and the real estate market is doing the same thing.

Buyers are quietly watching, getting pre-approved, and waiting for the right opportunity.
Sellers are starting to think ahead: Do we list early and beat the spring rush, or wait for more competition?

Here’s the truth:
👉 This “half-past winter” window can be a smart move.
Less competition than spring, more motivated buyers than mid-winter, and serious conversations happening behind the scenes.

If you’re considering buying or selling in 2026, now is the time to plan — not guess. A little preparation in late winter often leads to a smoother, more profitable spring.

If you want to talk strategy (no pressure, no hype), I’m here. This market rewards people who move thoughtfully, not hastily.

Good morning Joe Jackson .  That picture definitely looks like spring.  I for one am ready for it.  We’ve got all of the same buyers and sellers here, some on the fence and other jumping right in.  There seem to be lots of buyers in some areas that are looking all year long, like in The Woodlands.  Hope you have a prosperous year!

Thoughtful and accurate perspective, Joe Jackson.

That in between season is often overlooked, yet it is where real planning happens. Buyers are preparing quietly, and sellers who think strategically now often position themselves better than those who wait for the spring rush.

Less noise, fewer competing listings, and more serious conversations create better outcomes. Preparation beats timing, and your message reflects that clearly.

For those areas with distinct seasonal changes, the halfway point makes sense. Out here real estate, houses/residential, starts picking up in early February and slows down by June. Vacant land is all year round.

Spring is a coming. Pitchers and Catchers report to their spring training camps in sunny Scottsdale Arizona on February 16.

Joe, in Denver this year, we haven't really had too much winter, and for January, it is so unusual.  Hopefully we won't get dumped on in March/April.
