Recently, I shared a full 2025 market report for Southwest Ohio, breaking down what actually happened across the Cincinnati and Dayton areas—not the headlines, but the real numbers.

One of the biggest takeaways: 2025 wasn’t a crash year. It was a strategy year.
In many areas, prices held steady, inventory shifted, and the homes that sold successfully weren’t guessing—they were priced and positioned with a plan.

But even with good data, the market won’t tell you when you should sell.
That decision starts somewhere else.


The Better Question Than “Should I Sell Now or Wait?”

Most homeowners ask:
“Should I sell now, or should I wait?”

But the better question is:
“What does the next season of my life need—and does this home still support that?”

So instead of predictions, here are four questions that bring clarity (even if you’re not ready to decide today).


4 Questions to Help You Decide Whether to Sell in 2026

1) If nothing changes, how will I feel about this home a year from now?

Picture it: it’s this time next year.
You’re still in the same home.

Same layout. Same responsibilities. Same upkeep.

Does that feel comfortable… or does it feel heavy?

Maybe:

  • The home is bigger than you need now

  • There are rooms you don’t use anymore

  • The stairs feel harder than they used to

  • The yard feels like work instead of enjoyment

A lot of homeowners realize they’ve already outgrown their home emotionally—they just haven’t said it out loud yet.

Noticing that doesn’t mean you have to sell.
It just means it’s worth paying attention to.


2) What is staying actually costing me?

Any homeowner considering selling has to have a good reason as it is not something that anyone would just do and then try to guess what next. When they find an issue that requires them to sell, it doesn't matter on time of year, they just do it and trust their agent.
