I know in these parts it's really tough for downsizers because they want a 1 level ranch but we live in Colonial country!  Of course there are ranches here but the true single level living single family homes are tough to come by.  If it's in excellent condition, multiple offers are still almost a guarantee.  Best of luck in your search!
