When the family feels the need, that is the time to buy, and not worry about lower rates coming or maybe a better opportunity.

Over time, the values have gone up on homes, so that is an income they would not have had, had they waited.

What I share with sellers and buyers is time is of the essence. I had one seller who was waiting for interest rates to go below 4% and that never happened. He listed with another agent and sold the property for far less than had he engaged me. His waiting cost him around $40K.
