Thinking About Buying A Home In Charlotte?

Now Might Be The Time... Zillow Just Named Charlotte A Top 3 City For Homebuyers In 2026

Let’s be honest: buying a home hasn’t been easy lately. With prices high and inventory tight, affordability has been one of the biggest headaches for buyers across the country. But if you’re hoping to finally catch a break, there’s some good news.

Zillow just dropped a new report highlighting the most buyer-friendly housing markets of 2026—places where you’ve actually got a shot at finding a home you can afford without getting caught in a bidding war.

At the top of the list? Indianapolis, Atlanta, and Charlotte. These are the metros where buyers not only have more room to negotiate but also have a better chance of finding a decent deal now—with the added bonus of potential price growth in the future.

“Lower competition gives buyers more time to decide and wiggle room to negotiate, adding up to a less stressful shopping experience,” said Zillow’s senior economist Orphe Divounguy.

So where are buyers getting the best shot right now?

Zillow’s Top 10 Buyer-Friendly Markets For 2026:

  1. Indianapolis

  2. Atlanta

  3. Charlotte

  4. Jacksonville

  5. Oklahoma City

  6. Memphis

  7. Detroit

  8. Miami

  9. Tampa

  10. Pittsburgh

To come up with the 2026 list of top housing markets for homebuyers Zillow looked at:

  • Where home prices are cooling off (but still expected to grow over time)

  • How affordable a typical home is for the average income

  • And where there’s less buyer competition, based on their Market Heat Index

Most of the cities that made the cut are in the Midwest or the Sun Belt. Midwestern markets never got quite as wild during the pandemic boom, so they’ve stayed more affordable. And in a lot of Sun Belt metros, new construction is helping boost inventory—meaning more homes to choose from and fewer buyers fighting over them.

In half of these markets, a median-income household can afford a typical home—spending less than 30% of their income on the mortgage, assuming a 20% down payment.

If you’ve been waiting for the right moment to buy in Charlotte, this may be it. Charlotte A Top Three City For Homebuyers In 2026 isn’t just a headline—it reflects real opportunities in a shifting market.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 hi Sheila... I also just read that the Carolinas (North and South) eclipsed both Texas and Florida for in-migration trends.

Good morning Nina. A bit surprising to see the first two cities rank ahead of Charlotte. That said there were more surprises on the list behind Charlotte. And you think you can retire in 2026, think 2027! Enjoy your day.

This is a solid, useful breakdown for buyers trying to make sense of shifting market conditions. Ranking metrics tied to affordability, competition, and long-term stability give real context beyond headlines. Charlotte’s inclusion makes sense given its balance of growth, inventory, and opportunity. Well done on presenting data in a way buyers can actually use.

Gwen Fowler SC Lakes & Mountains 864-710-4518 thank you so much, Gwen. Charlotte is certainly more expensive than it was 30, 20, 10 years ago... but it's still an affordable region compared with so many other places. There's a reason the Carolinas have now eclipsed Texas and Florida for in-migration.

Kathy Streib hi Kathy... I remember when Charlotte's profile was so small that when we told people we were moving to Charlotte they thought we were talking about Charleston, SC.
