Understanding the Inspection Period in AZ: Due Diligence Explained

In Arizona real estate, the Inspection Period, also known as the Due Diligence period is one of the most critical phases of the home buying process. This is the buyer’s opportunity to fully investigate the property beyond what’s visible at a showing. Once under contract, buyers typically have a defined number of days to conduct inspections, review disclosures, evaluate the condition of the home, and determine whether they want to move forward, renegotiate, or cancel without penalty.

During the Inspection Period, buyers can order professional inspections such as home, termite, roof, sewer, pool, HVAC, and more. This is also when buyers review seller disclosures, HOA documents, permits, and any material facts related to the property. If issues are discovered, buyers may request repairs, ask for concessions, or adjust terms. This window protects buyers from unexpected surprises and ensures they’re making an informed decision, not an emotional one.

From a real estate standpoint, how this period is managed matters just as much as the inspections themselves. Clear timelines, proper documentation, and strategic negotiation can make or break a transaction. Missed deadlines or misunderstood rights can cost buyers leverage or earnest money. That’s why working with an experienced Arizona real estate professional who understands due diligence, contract timelines, and inspection strategy is essential, not just to protect the deal, but to protect the buyer’s best interests every step of the way.

Good morning, Chris... NC is also a due diligence state with the due diligence period and due diligence fee a negotiated  item in the contract. I'm a fan.

It's interesting how different states have difference processes for the inspection/diligence period. In NY, the inspections happened before the contract was even signed. In MT, inspections happen after contract signing, and the amount of time needed is negotiated. Good info to share about AZ!

The inspection period is such an important step for buyers. It really is the time when careful due diligence and good communication can keep a transaction on track.

This is a great breakdown of one of the most stressful parts of the transaction, Chris. In a "buyer beware" environment, that 10-day period (or whatever is negotiated) is truly the only time a buyer can peek under the hood with full protection.

I always tell people that the BINSR (Buyer’s Inspection Notice and Seller’s Response) phase is where the real "heavy lifting" of the contract happens. Managing those timelines and expectations is what separates a smooth closing from a cancelled escrow. Thanks for highlighting the importance of keeping a cool, informed head during such an emotional time!
