Buying a home is exciting—but it’s important to watch for warning signs. Here’s what to look for:

In Listings:

  • Vague or missing info: Square footage, bedrooms, or details left out? Ask why.

  • Too-good-to-be-true pricing: Could signal hidden issues.

  • Stocky or staged photos: Request recent, real photos.

During Showings:

  • Structural issues: Cracks, uneven floors, doors that stick.

  • Water damage: Stains, mold, or musty smells.

  • Neglect: Peeling paint, worn systems, outdated appliances.

  • Neighborhood cues: Drive around—look for upkeep, traffic, noise.

Trust your gut and bring in a professional inspector or agent. Small red flags now can save big headaches later!

1. Fuses not breakers in the electric box

2. Rust on the AC unit

3. Rotting fascia boards

4. Shingles missing

5. Rusted door knobs

Good morning, Bill... I would agree with most of these. However, I virtually stage all my vacant listings to provide an idea of how a room can look to prospective buyers. Vacant rooms look like nothing on line. My photos are always labelled as staged and no one has yet complained that something nefarious is happening with my listing. As for vague or missing information... square footage, bedrooms, bathrooms, and many other items are required by our MLS... you wouldn't be able to list the home without providing that information.

I agree with others about the Red Flags. Lucky for me I don't have to stage my dirt listings. Of course it may be fun to  put a moat and a castle? Just kidding.
