Denver CO Stats are out for January 2026

The Denver metro area stats are out for January 2026 and we are seeing values decreasing by 1%.    Homes on the market have increased by 9 days.

January, even though the weather is wonderfully warm, home closings were down 16%.    The housing market is looking better for February, as the Pending listings are up 9%.

Since late November, our inventory decreased substantially, and is just now starting to increase again as homeowners are starting to think it is time to move!

If rates were to decrease again, it may spur more activity than we have seen in a while!

This is a helpful snapshot of how the Denver market is adjusting. A slight dip in values combined with longer days on market suggests a shift toward a more balanced environment. The increase in pending listings is an encouraging sign as we move into February, and it will be interesting to see how inventory and rates influence activity going forward.

Joan Cox, Retired Broker/Owner we are always about a month behind, but this month it was really behind. We need to coordinate getting stats for 16 counties in the Charlotte region and I'm sure that is what delays it.
