Things That Make Home Selling Stressful 

Is 2026 the year you plant  a sign in the ground and cash in on the equity that your Destin Florida home has earned? Or perhaps life is simply moving you away from the Emerald Coast? Either way, lets look at some factors that add stress to the home selling process.

1) Trying to Time the move--This time of year I have sellers reach out and say, "Hey Doug, we need to move late May, when should we put our home on the market"? In truth none of us own a crystal ball. The property could linger for months, or we may have multiple offers next Monday. I encourage clients to have a plan for "what if it takes a while, and what if we need to be out before the pool is warm enough to swim in." 

2) No Clear Next Step-- One of the questions I ask BEFORE listing a property is, "When the home sells, what will you do next"? You would be surprised how many potential sellers have not considered this. 

3) Unsolicited Advice From Friends and Family-- Just like taxes and the weather, EVERYONE has an opinion on real estate. Just because Uncle Ed hasn't sold property since Super Bowl Halftime Shows were good doesn't stop him from sharing his thoughts on the subject. 

4) Needing a win-- "If I can only get 500,000 for my house everything would be right in my world." A home will earn what a ready, willing, and able buyer will offer in a reasonable amount of time. How much the seller NEEDS has zero impact on the price the property will command. 

5) Not understanding how local real estate practice is-- Past experience selling a home in New York City may not be transferable to the Emerald Coast. Something as simple as when the buyer takes possession varies greatly from market to market.

Doug Rogers - this is real good advice. "How long will it take to sell," is a frequent question that seller's want to know. Being up front with them, giving them an honest answer like you explained is the best way to handle that question.
