Moonlight Beach in Encinitas CAIt’s important that Encinitas sellers and buyers have up-to-date information about local market conditions, and understand the effect they have on buying and selling, in order to make educated decisions about Encinitas homes for sale.

 

Here’s what happened in the January 2026 housing market in Encinitas, using data from the MLS (private sales are not included nor are manufactured, mobile, or multi-family homes). These statistics are believed reliable when this report was written but are not guaranteed.

22 homes sold in Encinitas in January, versus 42 last month (down by 48%). Here’s the breakdown of the housing activity.

 

Single Family Homes Sold
16 (down 43%); 36 Average Days on Market; Average Sales Price was $2,279,249 (down 1%); Average Sales Price was 96% of the original asking price.

Condos, Townhomes & Duplexes Sold
6 (down 57%); 16 Days on Market; Average Sales Price was $999,000 (down 35%); Average Sales Price was 99% of original asking price.

 

Overall sales volume of Encinitas home sales dropped dramatically from last month. Single family home sales decreased substantially, while condo, townhome and duplex sales did as well.

 

Looking back 1 year, 1 less single family home sold in January 2026 than in 2025 (17). Similarly, there were 3 fewer condos, townhomes and duplexes sold in January 2026 (6) than 1 year ago (9).

 

The average sales price for condos, townhomes and duplexes was lower than last month but was just 1% lower for single family homes. January sales prices ranged from $540,000 to $4,500,000.

 

Compared to January 2025, the average sales price was up 5% for single family homes sold in 2026 (while the median was about the same). In contrast, the average sales price for the condos, townhomes and duplexes sold in January 2026 down 9% from 1 year ago, while the 2026 median price was 26% lower than in January of 2025.

 

The average time on the market was 5 days longer for single family homes at 36 days. In contrast, the days on market (DOM) was significantly shorter for condos, townhomes and duplexes than last month. 41% of the homes went pending in 7 days or less, more than in December. As a result it’s important for buyers to be prepared to make quick decisions about touring homes that interest them and submitting their offers!

The median sales price for detached single family homes was $1,917,500 (up 1% from last month). The median price for condos, townhomes and duplexes was $852,500, 36% lower than last month’s median sales price.

 

While the majority of buyers negotiated their purchase prices down from list price, 36% paid asking price or higher, more than in December. It’s important to remember this when planning an offer strategy.

 

There were 4 homes with an Active Under Contract status at the end of January, versus 2 last month.

 

The inventory shifted up in January, with 7 more listings available at the end of the month (84).  List prices range from $550,000 to $14,900,000.  This is a 1.9 month supply for condos, townhomes and duplexes (up from 1.7 months last month), and 2.9 months for single family homes (up from 2.1 months last month). This is based on the current supply of homes and the rate of sales over the last 3 months.

 

Encinitas is a strong sellers’ market for buyers of single family homes, and a very strong seller’s market for condos, townhomes and duplexes.

 

54 Encinitas homes came on the market in January, up from 22 last month. 34 homes went pending in January (excluding homes that closed), up from 14 pendings last month.
