I am sure we all have experienced something like what Joe just experienced with his Hot Chocolate. Joe's experience will probably be forgotten in a short amount of time BUT what if the joy to sorrow experience involves "Buyer's Remorse" after purchasing a home? As Titus said: "that is going to leave a mark" and might I add emotionally.

The best way to avoid emotional scars when dealing with Real Estate is to work with a professional. One of the Professional's tools is the Seller's Property Disclosure Form. My experience is that a FSBO (for sale by owner) will rarely use this form because they want to hide property defects from you.

Buyer's remorse over a cup of Hot Chocolate is one thing, Buyer's Remorse over the biggest purchase of your life is another.

Working with a Realtor will help you avoid Buyer's Regret. The Seller's Property Disclosure Form is just ONE of the many tools a Realtor will use. More important than all the tools a Realtor has at his disposal is the Realtors knowledge and experience. Hire a Realtor today!

Good point. When buying (or selling) a home, find an excellent agent who will assist you with the entire process so you don't wind up regretting it later.

Hi Bob... I'm happy to say that I'm not aware of any of my clients having buyer's remorse. Then again, I really manage my clients carefully in terms of the decisions they make so they don't have buyer's remorse. I have no problem whatsoever telling a client why I believe a house is wrong for them and to keep looking.

Very good advice Bob, many buyers do not know how things have changed since they last purchased. It is only by using an experienced local "professional" that they can get the guidance they need. The sellers disclosure form is just one, but having those professional eyes along with you pointing out dead ends in a house can be important as well.

Thank you Lew Corcoran . I've only had one buyer have buyers remorse and frankly it angered me because she was so specific of what she wanted and it required my asking a landlord if he would sell and boot out his current renter who had an unexpired lease on the home. After all that she was upset with me because she decided that it wasn't her dream house.
