The following information was found in the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed reliable at the time this report was written but are not guaranteed.

 

8 homes sold in Solana Beach in January, 1 more than last month. Here are the details:

 

Single Family Homes Sold
4 (up by 3); 171 Days on Market; Average Sales Price was $6,587,500; the Average Sales Price was 90% of the original asking price.

Condos, Townhomes and Duplexes Sold
4 (down by 2); 37 Average Days on Market; Average Sales Price $1,531,250 (up 3%); the Average Sales Price was 94% of the original asking price.

 

Overall sales volume for the Solana Beach housing market rose slightly from December. Condo, townhome and duplex sales dropped by 2, while single family home sales increased by 3. The average sales price for condos, townhomes and duplexes increased slightly from last month. There was only 1 single family home sale last month so there was no average to compare to this month’s average.

 

The average marketing time for condos, townhomes and duplexes was longer compared to December. 1 single family home sale took 415 days to go pending which raised the average for January. 1 condo went pending in 5 days and a town house sold in 8 days.

 

Sales prices ranged from $800,000 to $9,150,000. The median sales price of condos, townhomes and duplexes in January was $1,212,500 down 16% from last month. The median price for the single family homes was $7,000,000 (2 homes sold for over $8M).

 

While 6 of the 8 home buyers were able to negotiate their sales prices, 1 condo sold for 112% and a townhome sold for 103%.

 

Inventory remained fairly stable. At the end of January there were 21 homes for sale in Solana Beach, compared to 20 last month. Home prices range from $895,000 to $11,581,168.

 

Solana Beach has a supply of 1.7 months for condos, townhomes and duplexes (up from 1.3 months last month), and 3.6 months for single family homes (up from 3 months last month). This is based on the rate of sales over the last 3 months and the supply.

Solana Beach is a very strong seller’s market for condos, townhomes and duplexes, and a seller’s market for single family homes in January.

 

10 new listings entered the Solana Beach real estate market in January compared to 8 last month. The number of homes going pending (excluding homes that sold in January) increased from 5 pendings last month to 8 in January.

 

One cannot draw firm conclusions about prices or other trends in the Solana Beach housing market because of the limited number of sales.
