Great post brother. I tell my clients who are real estate professionals, that there's a difference between tenant attraction and tenant retention. The strategies for doing both vary.

Hello Mike - everyone has to live somewhere, right?  There is no perfection.  Not in location nor in any form of real estate or everyday life.   Accentuate the positive downplay the negative.  And after all - if Southern Californians want to shovel (or play) in the snow, we are fortunate we have the ability to enjoy such pursuits in a few hours.   And then leave. . .

#5 Keep taxes low

Tenants in most places will stay longer if many of these are met, but for most the goal is to save for a downpayment and buy their own home and land. The American Dream.

The same logic applies to commercial property. While it depends on the company's goals—as some prefer the flexibility of leasing to avoid being tied to an asset—it often makes more sense for a profitable business to own. If the company is making money, purchasing allows you to build equity and take advantage of tax benefits instead of giving a larger cut to Uncle Sam.
