Listing your home is exciting — but it can also feel like a whirlwind if you don’t know what’s coming. Here’s a clear, real-world look at what most sellers should expect 👇

🏡 1. Pricing & Market Strategy

  • Your agent will run a Comparative Market Analysis (CMA) to find the right price.

  • You’ll look at recent sales, current competition, and market trends (especially important in markets like Denver where things can shift fast).

  • Pricing right from day one is huge — overpriced homes usually sit longer.

👉 Expect honest conversations here — pricing is strategy, not emotion.

🧹 2. Preparing the Home

This is where most of the work happens before going live:

  • Decluttering & deep cleaning

  • Minor repairs (leaky faucets, paint touch-ups, broken fixtures)

  • Staging or rearranging furniture

  • Boosting curb appeal

Sometimes small changes = big value perception.

📸 3. Photos, Marketing & Going Live

  • Professional photos & maybe video or drone shots

  • MLS listing + online marketing

  • Yard sign, flyers, social media promotion

Once live… expect showings to start quickly if priced right.

👀 4. Showings & Open Houses

  • Buyers will schedule tours — sometimes last minute.

  • You’ll need to keep the home clean and ready.

  • You may need to leave during showings.

This is usually the most disruptive part of selling.

💬 5. Offers & Negotiations

Offers may include:

  • Price

  • Closing date

  • Inspection requests

  • Concessions or repair credits

  • Financing terms

Remember: highest price isn’t always the best offer — terms matter.

🔎 6. Under Contract Phase

Once you accept an offer:

  • Home inspection happens

  • Appraisal (if buyer has a loan)

  • Possible repair negotiations

  • Buyer’s financing approval

Expect some back-and-forth — this is normal.

🧾 7. Closing the Sale

  • Final walkthrough by buyer

  • Signing documents

  • Moving out

  • Keys transferred & funds released 🎉

⚠️ Real Talk — Things Sellers Are Often Surprised By

  • Homes rarely show perfectly every day.

  • Inspections almost always find something.

  • Buyers may negotiate even in strong markets.

  • Emotions can run high — it’s normal.
