35 homes sold in La Jolla in January, 3 more sales than in December. Here’s an overview of the activity (the MLS data do not include private sales and are believed accurate at the time this report was compiled but are not guaranteed).
Single Family Homes Sold
23 (up by 5); 36 Average Days on Market; The Average Sales Price was $4,640,04 (slight change); The Average Sales Price was 96% of the original asking price.
Condos, Townhomes & Duplexes Sold
12 (down by 2); 55 Average Days on Market; The Average Sales Price was $1,599,926 (up 7%); The Average Sales Price was 95% of the original asking price.
The overall volume of sales in the La Jolla real estate market rose slightly from last month. Condo, townhome and duplex sales declined by 2, while there were 5 more single family homes sales. Sales prices ranged from $,005830 to $22,250,000.
The average time on the market was 1 day longer for condos, townhomes and duplexes, but was about the same for single family homes. 9 buyers made quick decisions, going pending in 7 days or less, the same as last month. However, it’s still a good idea to be prepared for making prompt decisions about touring homes and submitting offers since some properties are selling quickly.
The average sales price for single family homes was nearly the same as in December. On the other hand, the average sales price for condos, townhomes and duplexes was 7% higher than last month.
While the majority of the home buyers negotiated the prices of their new homes, 11 paid list price or higher, around the same as last month.
The median sales price of single family homes, $3,450,000, was up 6% from the median in December. The median price of $1,295,000 for condos, townhomes and duplexes was down 2% from last month.
There were 4 La Jolla homes with an Active Under Contract status at the end of January, compared to 1 in December (when they occur these homes are considered active but might accept backup offers or be available to tour).
There were 158 homes on the market at the end of January, compared to 142 at the end of December, an improvement of 11%. List prices ranged from $496,000 to $108,000,000.

The current supply of single family homes is 4.3 months (up from 4 months last month), and 5 months for condos, townhomes and duplexes (up from 3.5 months as last month). These statistics (absorption rate) are based on the rate of sales over the last 3 months and the current supply of homes.
La Jolla is trending toward a balanced market for single family homes, and has become a balanced market for condos, townhomes and duplexes.
There were 78 new listings in January, up from 41 in December. 29 homes went pending (excluding those homes that closed escrow) compared to 24 last month.
