Texas housing market per NAR claims existing home sales, including single-family homes, townhomes, condominiums, and co-ops, fell 8.4% in January to a seasonally adjusted rate of 3.91 million. That marks the lowest level since August 2024. Year over year, sales declined 4.4%.


What are Texas Homeowners complaining about now? The homeowners I met with are complaining, if they bought new homes in the last few years, and paid over list price, their property taxes are increasing significantly. This year they are very unhappy!

 

Pre-Voting in Texas starts today. The ballots are much longer than usual! Be prepared before you go to vote! Cell phones will not be allowed in voting booths. Have your proper ID ready when you check in.

Jessie Jackson, Civil Rights Activist from Chicago died today on February 17, 2026. 

 

Spring? My lilies are about 3 feet tall. Three flowers' blooms. I see new grass in between the winter brown, dead grass. 

 

School Semester started. I'm learning great new material. Yesterday's Class was by a well-known Psychologist and Professor. The topic was on Memory - WOW! It was an exceptional class. It will not surprise you, but his research shows depending on electronics, such as navigation systems, and other automatic electronic devises made the vast majority of patients less cognitive with memory skills. If you lose your ability to think and can't remember how to get from Point A to Point B it can be an early sign of Altheimer. To be clear, aging naturally causes changes in the brain - but there is a distinction in recent years with too much dependency on computers to think for you. 

 

 

Well, it's off to school I school - this class is a Science Class. May you have a productive and happy day!

Hi Patricia,
The dependence on calculators is probably why the younger people can't make change. They can't do the math. I fear that the reliance on devices for communication will stunt their ability to engage in in-person social interaction. It is already happening. When I am in a waiting room, I like to talk to the people there, but they all have their eyes on their phones, offering no opportunity to interact. It's sad.

Hi Carol Williams - It's no surprise to either of us to recognize the decline in cognitive skills since calculators and technology has replaced logical thinking using our brains. Long before technology was implemented, thinking skills and memorization skills were taught in schools. Plus, if students were tested and failed, they were held back without getting promoted to the next grade. 

It was shocking to see the results on Power Point based on actual and published Professional Research.

In the Florida market it is kind of like a tail of two cities....the condo market is slow, townhomes good, one town (Palm Bay) slow, one town (Viera) busy. It is kind of crazy.

Jeffrey DiMuria 321.223.6253 Waves Realty - Well, isn't that interesting! Your findings in the Florida market are surprising to me. Something is happening in front of our eyes and I'm not sure if anyone is analyzing and doing anything about making corrections for a more balanced market.

What is breaking my heart in DFW in Texas is the fact that Developers are convincing City and Town Councils to develop more apartments and mixed use, but the infrastructure is aging - yet road construction is ongoing and never ends or gets any better.

I think the more we use our brains, spatially and with word games and numeric games can keep our brains working in a healthy way. Same as using our bodies, keeps them supple and strong. Enjoy your learning it is good for you. I remember when I used to hold so many phone numbers in my head, now we all rely on our phones to do it for us.

Nick Vandekar, 610-203-4543 - I agree with you. The dependence on automated technology to walk us through how to do things is making people dumber and more reliant on screens on phones or computers. I had a contractor at my house who couldn't figure out how to fix and repair something under warranty. When I saw him take out his phone using YouTube, I asked him what he was doing. His answer: "On-the-Job Training!" And he just laughed.
