Oceanside beach in Oceanside CAThe Oceanside housing market continues to evolve each month. This market report does not include private sales, mobile, or multifamily housing (information is found in the MLS and is believed accurate when this report was written but is not guaranteed).

 

Buyers and sellers need to have current information about local market conditions from a knowledgeable REALTOR in order to make educated buying and selling decisions about Oceanside homes for sale.

There were 95 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 13% fewer sales than in December. Here are the details:

 

Single Family Homes Sold
64 (down 11%); 43 Average Days on Market; Average Sales Price was $1,004,553 (up 4%); the Average Sales Price was 97% of the original asking price.

Condos, Townhomes & Duplexes Sold
31 (down by 6); 36 Average Days on Market; Average Sales Price was $631,225 (down 22%); the Average Sales Price was 98% of the original asking price.

 

Overall sales volume for January decreased substantially from last month. There were fewer single family detached home sales, as well as fewer condo, townhome and duplex sales. The average sales price was modestly higher for single family homes, but was down for condos, townhomes, and duplexes. Sales prices ranged from $325,000 to $3,311,000.

 

The average time on the market was 13 days longer for single family homes, but was 6 days shorter for condos, townhomes and duplexes. 18 (19%) of the homes went pending in 7 days or less.

 

While most of the home buyers negotiated their home purchase prices, 40% paid asking price or higher, about the same as last month. The median sales price of single family homes was slightly less than last month ($924,500), at $917,250. Similarly, the median price for condos, townhomes and duplexes was 17% lower at $580,000.

 

There were 23 homes with an Active Under Contract status, versus 17 last month. These homes are considered active listings and are included in the following statistics, but some might not allow further showings or accept back-up offers.

 

At the end of January there were 279 Oceanside homes for sale, compared to 251 last month, an increase in inventory by 11%. January home prices ranged from $329,000 to $7,990,000, with one co-operative listing for $299,000.

As a result, there is a 2 month supply of single family homes (up from 1.5 months last month) and a 3.5 month supply for condos, townhomes and duplexes (up from 2.8 months last month). This is based on the rate of sales over the last 3 months and the current supply of homes.

 

The Oceanside market continues as a seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a strong seller’s market for single family homes.

 

196 Oceanside homes were listed for sale in January, compared to 86 new listings last month. Similarly, the number of Oceanside homes going pending also increased, from 72 in December to 101 (excluding the homes that closed in January).

I see the Oceanside AR Meetup restaurant in that photo, haha.  My goal for December is to find a nice place in Solana Beach that is close to the Amtrak station, so that Michael Jacobs will be able to join us!  There are quite a few to choose from, including the one that you and I previously dined at together!

Hi Brian England 

The Lighthouse at the Marina has certainly been the scene for multiple AR meet-ups over the years.

The Cedros Design District in Solana Beach is just a block south of the train station and there are a number of restaurants there.
