When I was an active Real Estate Broker I was often surprised (caught of guard) by otherwise intelligent Sellers coming up with "unique" ideas to sell their home.
I will never forget a time I was showing a Buyer what they thought would be their dream home, until we opened the front door. Right there in the middle of the living room was a bright red hot tub. We did submit an offer contingent upon the Seller removing the hot tub and repairing the floor where it stood.

My least favorite bright idea is NOT fixing something but giving an allowance to have it fixed (usually far less than the repair would actually cost).
One fad I never understood a while back was to paint one random wall a deep red color. 🙄
Carpeting over a hardwood floor. Why not just restore the floor?
I'm sure any Realtor reading this would have similar stories of good intentions with bad results. The moral of the story, DON'T JUST DO IT! Ask your Realtor first and then trust their advive.
