When I was an active Real Estate Broker I was often surprised (caught of guard) by otherwise intelligent Sellers coming up with "unique" ideas to sell their home.

I will never forget  a time I was showing a Buyer what they thought would be their dream home, until we opened the front door. Right there in the middle of the living room was a bright red hot tub. We did submit an offer contingent upon the Seller removing the hot tub and repairing the floor where it stood.

My least favorite bright idea is NOT fixing something but giving an allowance to have it fixed (usually far less than the repair would actually cost).

One fad I never understood a while back was to paint one random wall a deep red color. 🙄

Carpeting over a hardwood floor. Why not just restore the floor?

I'm sure any Realtor reading this would have similar stories of good intentions with bad results. The moral of the story, DON'T JUST DO IT! Ask your Realtor first and then trust their advive.

Good morning, Bob... I've found that people don't want allowances. I've also found that buyers expect more in an allowance than an actual repair might cost.

It's exactly as you say Nina Hollander, Broker . Allowances are NOT well received and never enough to satisfy the Buyer.

Sellers should definitely talk to their real estate professional before undertaking something like a hot tub inside the front door. Or listen when they're told that will hinder sales!

This resonates. Sellers often act with good intentions, but without perspective those decisions can limit appeal instead of enhancing it.

Features that feel personal or creative to an owner may distract a buyer. The hot tub in the living room is memorable, but it illustrates the point. Presentation matters, and so does understanding how the market will respond.

The most effective improvements are guided by current buyer expectations, not impulse. Asking for professional input before making changes protects both value and time. Well said.

That is funny because I showed a home a couple years ago with a hot tub right in the middle of the living room. I later found out the home was used to make a bunch of porno movies. Had I known I would have used gloves while showing.
