Florida Just Voted to Phase Out Property Taxes… But Here’s What That Really Means
There’s a lot of noise right now about Florida “ending property taxes.”
Headlines are dramatic. Social media is louder than ever.
But here’s what actually happened.
On February 19, 2026, the Florida House passed HJR 203 in an 80–30 vote. This proposal would eliminate the non-school portion of property taxes for homesteaded properties over time — if voters approve it.
That’s a big deal.
But it is not immediate. And it is not law yet.
This is a constitutional amendment proposal. That means:
• The Senate must also approve it
• It must go on the ballot
• 60% of Florida voters must vote yes
Only then would the phase-out begin, likely starting around 2027 and gradually extending over roughly ten years.
So property taxes are not gone today.
But the conversation has officially started.
Why This Matters for Homeowners
If passed, homeowners could see significant annual savings over time.
Lower property taxes mean:
• Lower monthly escrow payments
• Improved affordability
• Increased buyer demand
• Stronger home values
Florida already has no state income tax. If homestead property taxes shrink dramatically, Florida becomes even more attractive to residents moving from high-tax states.
Demand drives value.
And value drives opportunity.
Why Investors Should Pay Attention
This proposal applies only to homesteads — not rentals.
That creates an interesting dynamic.
If homeowners receive tax relief but investors do not, we could see:
• Increased competition for primary residences
• Higher owner-occupant demand
• Potential upward pressure on prices
However, rising demand benefits investors through appreciation.
Policy shifts do not destroy opportunity. They reshape it.
Smart investors adjust early.
The Bigger Question
If local governments lose billions in revenue, how is it replaced?
Possibilities include:
• Sales tax increases
• Budget reallocations
• Spending reductions
• Efficiency reforms
Money always moves somewhere.
Understanding that movement is key to predicting market shifts.
My Perspective
In real estate, headlines create emotion.
Facts create strategy.
The Florida House vote is real. The link to the bill is public and verifiable:

But this is only step one.
The Senate still has to act. Voters still have to approve it.
Until then, nothing changes on your current tax bill.
If this amendment ultimately passes, it could reshape Florida’s housing market in a meaningful way.
And the investors who understand it early will position themselves ahead of the curve.
