If home prices move toward 0 percent appreciation in 2026, that would signal normalization rather than a collapse. A modest demand recovery, offsetting easing supply pressures, suggests balance returning to the market.
In many areas, we are already seeing longer days on market and more negotiation, yet values remain supported. Flat pricing after several years of aggressive appreciation can actually provide stability for buyers who have been waiting on the sidelines.
Markets do not move in straight lines. They cycle. A period of leveling can reset expectations, restore affordability conversations, and reward strategic pricing.
The key will be local data. National forecasts provide direction, but neighborhood-level trends will determine how this plays out.
