Patricia Feager good morning, Patricia... exactly... the market is a moving target and while the value of homes might not change day to day, it's not a permanent state. Homeowners need to stay on top of the value of their homes the way they might on their investment or retirement portfolios.

Sham Reddy CRS thanks, Sham. But it's not just what opportunities equity can provide. People monitor the values of their financial portfolios all the time and yet neglect to monitor the value of their homes. They just assume. I've never understood that.

Kat Palmiotti yes it can, Kat... and yet people make investments in their homes and have no clue whether they will pay off or make other financial investments without taking into account how their home equity could enhance those investments.

Hi Nina,
I've always been an advocate for staying up to date on home values. This is especially important for homeowners who are still paying mortgage insurance. That money can be applied directly to the principal. But that can't happen if you do not know your current value.

As others have indicated, staying atop your home's current market value is essential. My sense some of these firms that buy homes take advantage of the homeowner's ignorance.  I just had a postcard from some gentleman that wanted to buy our home. I told him that I sincerely doubt if he wanted to pay over $500K for our 3,000 sq ft home on 2 fully fenced acres with 5 sheds and a 2 space carport.

Leanne Smith we get those call all the time, Leanne. I told my husband that when he gets those calls to say $1 million, cash, no repairs. Now, our house is worth just a smidge under $1 million and is not in need of any major repairs. But that still causes most of them to immediately hang up.

My favorite way homeowners determine value...my neighbor across the street just sold there home for XXXXX and my home is nicer IMO. When I look up the neighbors home with them it is almost never what the seller thinks.

Hi Nina- you make an excellent point. Homeowners need to stay on top of their home's current market value.  We tell buyers that they can't base their offer price on what the sellers paid for their home; sellers need to look at current market values.

Kathy Streib when I have buyers trying to make an offer based on what a seller paid for their house I bluntly tell them we have no profit police in Charlotte. Then I ask them if they want a buyer doing that to them when they sell. That typically shuts down this particular line of reasoning.
