Head-to-head takeaways (what I’d tell an investor)

  • 43214 is trading at a higher $/SF in small multifamily (this sample ~$201/SF) than 43202 (~$169/SF) — that usually means stronger owner-occupant pressure / “live-in duplex” demand and compressed cap rates.

  • 43202 has more variability (bigger/older buildings, different micro-locations near OSU/commercial corridors), so pricing swings more—you can still find value, but you’ve got to underwrite block-by-block.
