Land Sellers Choose Your Rural Land Specialist Wisely

Yesterday morning as I was out putting directional signs as well as signs on two vacant land listings, I drove by another forthcoming vacant land listing. The seller was there diligently working on getting his two parcels ready to be listed.  

This seller is an existing client who I sold a 40 acre tract. These two parcels have power, permitted septic, fencing, RV plugs and custom entry gates.  The reason I drove by was in the neighborhood and curious if he had received the custom gates. He shared he drove to CA to pick the gates as he couldn’t wait for the vendor’s delivery. The gates should be installed by next Saturday. I can't wait. 

As we were talking, he told me the property owner across the street once his listing expires with another rural land specialist wants to list with me and Dirt Road Real Estate. The reasons this potential seller shared with my client were quite simple:

  • No photos taken of the property 
  • No signs on the property
  • No directional signs to the property from main cross streets
  • Description in the local MLS Public Remarks was very brief and non-descriptive
  • Directions to the property were without any mileage

Of course, each rural land specialist has his or her business practice and objectives.  Possibly some work on quantity versus quality.  For me, I believe my role is to protect and promote my clients either be they land sellers or land buyers. Additionally, I do have minimum compensation fees for listing vacant land or for those who are buying vacant land because no one works for free. 

Here in Golden Valley, often rural land specialists do not include mileage to the property from main roads. Additionally, some of the real estate agents will only include the Mohave County Map as the main photo. Yes, unfortunately our local MLS allows that.

These limited marketing efforts do not attract as many potential land buyers unless the buyers are investors or wholesalers.  If there are permits, those are often not requested from the county.  Flood plains are not identified as well as physical road access determined. 

Just because Mohave County shows a right of way (which is GPS uses as roads), that road may never have been cut in, is a deep sandy wash or is what I affectionately call a cow trail that is filled with rocks and other vegetation debris. Driving some of these "roads" one can receive pin-stripping courtesy of Mother Nature. 

When vacant land market value exceeds a certain price point, I order Drone photographs.  Last week I invested $500 to have Drone photos taken for four (4) vacant land lots here in Golden Valley.  Potential buyers like to see what is nearby the property under consideration. With 360 mountain views, I am fortunate the Drone Photographer includes those mountain views.

Yes indeed, all land agents are different, and it pays to use one that specializes in land and does all the upfront work to get it sold! In your area, land buyers and sellers should call Leanne Smith !

Oh yes, Leanne. The sloppiest listings I see in my area are land listings... mostly because the listing agents are not land specialists. And that makes it difficult to communicate information to clients who want to buy land.

Selling vacant land is a whole different ball game for sure.  My Dad was a developer in AZ and every Sunday after church when I was a little girl he used to drive us out to the undeveloped land in Tempe AZ  where his next project was going to be and he told us what was going to be where, why, and when.  He taught me how to help someone visualize potential and also all the key factors that need to be shared with Buyers.  Your post covers a lot of the points my Dad shared with me all those years ago. And he set me up for a great career in Real Estate, Thanks Dad!  It is def important for Buyers to work with someone who understands how to market and sell vacant land which you do!

Leanne, this is such an important reminder for land sellers.

Vacant land is not a sign-and-pray listing. It requires documentation, mileage directions, flood plain verification, road access confirmation, permits, utilities, and strong visuals. If there are no photos, no directional signs, and no meaningful description, buyers simply move on.

I appreciate that you invest in drone photography when the price point justifies it. With acreage and 360 degree mountain views, aerial perspective matters. Buyers want to see access, terrain, surrounding parcels, and proximity to infrastructure before they ever drive out.

Rural land takes a different skill set than residential. Access roads that look clear on a county map can turn into sandy washes or cow trails in reality. Having a specialist who physically knows the dirt roads makes a measurable difference.

Strong advocacy and thorough marketing protect the seller’s value. Well said.

I just drove to one potential listing and a street vehicle would have difficulty going up a 8' sloping hill filled with an assortment of rocks.
