I alternate between mild amusement and eyerolling-into-another-dimension when some misconceptions are treated as FACT, usually by inexperienced agents and consumers.

WHO TAUGHT YOU THAT . . .

The seller MUST counter? Sometimes the only counter you will get is 'bring us a better number'. And that may be the best case scenario. Outright ignoring an unworkable offer is just as likely.

WHO TAUGHT YOU THAT . . .

it's OK to make a showing appointment requiring an occupant seller to inconvenience themselves to accommodate you, then no call-no show? When asked about it, your excuse was "I'm SOOOOOO busy!" Well everyone else was too. 

WHO TAUGHT YOU THAT .  . .

seller needs to provide you with a NEW HOME when you're buying a RESALE. After they've agreed to pay CCs, now you want more bc you don't like the paint color or the appliance that is inspected and deemed 'operational' needs to be replaced, or a couple of missing shingles means you should get a new roof?

WHO TAUGHT YOU THAT . . .

whining is 'negotiating'?  And incessant badgering seller/agent to accept your ridiculous offer will get you anywhere but blocked. You're demonstrating that you will be a problem going forward.

WHO TAUGHT YOU THAT . . . 

You get to make the rules for someone else's client by ignoring the terms offered and demanding yours? 

WHO TAUGHT YOU THAT . . .

we don't 'do that much' to be paid 'so much' LOL LOL LOL

WHO TAUGHT YOU THAT . . .

a 'missed call with no VM or text' = 'you didn't call me back' ?

WHO TAUGHT YOU THAT . . .

the MLS is 100% accurate despite the disclaimer on EVERY page and making it a federal issue bc you think that 'does your research for you'?

Candice- I too had to chuckle at these. One I especially liked is Seller needs to provide you with a NEW home when you're buying resale. If you want a new home, buy a new home! Libra.

I got a chuckle out of this as well. They're all so appropriate. How about

Who taught you that you should ask for every single thing in the inspection report to be repaired or replaced? Everything! I had a buyer/buyer agent ask my seller to put concrete pillars inside the garage in front of the hot water tank in case Mrs Buyer pulled into the garage while talking/texting on her phone and didn't stop in time. HUH?

HAAAA, YES girl yes good ones! And we see that. Safety & habitability people! I also particularly love when somebody comes in with a lowball offer because they have a wish list of things they want to do to the property when nothing's wrong with it. They want the seller basically to pay for their design upgrade.

Hello Candice - selling a house is not easy nor convenient.  Nonetheless, real estate is a contact sport where the participants often stay aware of the score of what happens far away from the current playing field.

Oh yea - been there, done that!  My first reaction to an unrealistic or nonresponsive response is to see how long that agent has been in business.   The large down payment and asking for closing cost assistance is so frustrating, especially when it's at least 18% downs????   Buy your own rate down without gouging a $225,000 condo offer price!

In the Atlanta market, school districts may divide down the middle of a street. Buying a home that turns out to be the WRONG district is against everyone's best success. NEVER rely on the Listing Agents school district notes until after you check it out for yourself.

Laughed at the examples, BB, then quickly related to several. Whining, much less yelling does not change my opinion, the clients mind or the outcome. Agents need to mind themselves!

An agent rescheduled a showing twice on an owner occupied property, then didn't show up at all, no call or message. I called her and she complained that 19 properties were on the list to show. She clearly understood respectful protocol after our conversation.

I've experienced each of the ones cited but you reminded me of another - if you make an appointment to view an occupied property and a hidden lockbox location is given to you, you DO NOT GET TO no call no show THEN show up the NEXT DAY with no warning and scare the SHIT out of a single mom with 3 kids just barging into the house! I should have filed a complaint on that hag for that one!

Always enjoy reading your posts and having chuckles.  Not sure if this counts but having a buyer's agent question you on financing as in "How do you know they won't do owner carry?"  Response: They told me. Agent: Do you have it in writing? Response: YES! Or when the buyer's agent wants you to undertake the due diligence for the buyer.  Two words - Lazy Agents

I put in my listings in PUBLIC remarks 'NO SELLER TERMS' if the seller has adamantly refused  . . . it is their call after looking at the pros and cons.

Here's one for you, Candice.

One on my Team members got couple into contact and then Dad of one them toured the house and did not like it. Since he is the one providing the funds for the purchase, the deal was cancelled. Where was Dad when the couple first toured the house? He need to be there at the beginning, not to put kibosh on the deal with his late arrival.

OH if the DECISION MAKER is not on the contract I don't want to write it! 
We had one fall out this past Fall bc a 'silent partner with the money' who was not on the contract took exception with buyer paying seller's CCs 1500 dollars. They lost their EMD 5000 bc of his stupidity. Make it make sense!

Mentioned before here but I question the professionalism or strength of an agent who simply sends the ENTIRE list 'see attached' and didn't explain to their buyer this is a resale, let's ask seller to fix what is truly wrong only! ESP after they got a price break . . . people are greedy and entitled and fair play goes out the window!

You highlighted several misconceptions that show up regularly in real estate transactions. Many of them come from a lack of experience or a misunderstanding of how negotiations and professional courtesy actually work.

An offer does not automatically require a counter. A seller always has the option to reject an offer outright or simply wait for something more workable. Negotiation is a process, not an entitlement.

Professional conduct during showings is another important point. Respecting the seller’s time and the listing agent’s schedule is basic professionalism. A no show after requesting access reflects poorly on the agent and their client.

Your point about resale homes is also worth emphasizing. Buyers sometimes approach a resale property expecting it to perform like new construction, when the reality is that most homes are sold in their existing condition unless negotiated otherwise.

Experience teaches that clear communication, realistic expectations, and professional respect usually lead to smoother transactions for everyone involved.
