For agents representing medical tenants (or landlords), medical leasing is not the same as standard office leasing.

I’ve seen deals slow down — or fall apart — because key details weren’t addressed early.

Before your client signs a lease, make sure you review:

Zoning – Medical use may require approval or a Conditional Use Permit. Always confirm permitted use first.
ADA Compliance – Responsibility often shifts to the tenant under lease language. This needs careful review.
Parking Requirements – Medical office typically requires higher parking ratios than general office space.

Addressing these issues upfront protects your client and prevents costly surprises later.
