The overall volume of Cardiff sales did not change from last month. Single family detached home sales decreased by 1, while condo, townhome and duplex sales rose by 1. Sales prices ranged from $830,000 to $3,600,000.

There were 2 homes in the Cardiff housing market with an Active Under Contract status at the end of February, compared to none in January.

In February Cardiff by the Sea was trending toward being a balanced market based on the current supply and buyer demand.

1 single family home sold for 107% of the asking price. 1 home went pending in 5 days and 1 in 8 days.

3 listings came on the market in February, down from 8 last month. 4 homes went pending in February (excluding the homes that closed escrow), the same as last month.

This information in this report was taken from the MLS. If you would like more specifics about the Cardiff housing market, or information about particular areas including the Walking District and the Composer District, please let me know. I can also assist you with the sale or purchase of your Cardiff by the Sea home if that is your goal, now or in the future.

Because of the very limited number of sales in Cardiff by the Sea one cannot draw firm conclusions about pricing or other trends. Limited inventory plus buyer demand continue to create a competitive housing market for Cardiff home buyers.

Keep in mind that average sales prices for the month are impacted by sales of higher and/or lower-priced homes, especially when the number of sales is limited as it was for February.

Please reach out to me directly or via text at (760) 840-1360 to discuss your personal housing needs, lifestyle preferences, budget, and questions. Then we can develop a strategy to help you buy and/or sell your Cardiff by the Sea home if that is your plan.

Not that those numbers for value speak strong positions, but the market  was stable and maybe will change with the coming of the spring.

Jeff, thank you for sharing the February update. Reports like this are valuable because they focus on what is actually happening in a specific community rather than relying on broader regional averages.

Cardiff by the Sea is a great example of how a small number of transactions can still tell an important story about supply and demand. The increase in inventory and the move toward a more balanced market are useful pieces of information for both buyers and sellers trying to time their decisions.

Clear local data like this helps people understand the market conditions in their own neighborhood and make more confident choices.

Hi Gwen Fowler SC Lakes & Mountains 864-710-4518  You've made some excellent points. Paying attention to and relying on the general reporting can be risky for buyers and sellers. Our beach communities are unique in many ways.

Thanks for such a thoughtful comment.
