Here’s a summary of the Cardiff real estate market for February 2026 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 7 homes sold in February, the same as last month.
Single Family Homes Sold
4 (down by 1); 28 Average Days on Market; Average Sales Price was $2,897,500 (up 14%); the Average Sales Price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold
3 (up by 1); 77 Days on Market; Average Sales Price was $1,437,803 (up 39%); the Average Sales Price was 94% of the original asking price.
The overall volume of Cardiff sales did not change from last month. Single family detached home sales decreased by 1, while condo, townhome and duplex sales rose by 1. Sales prices ranged from $830,000 to $3,600,000.
There were 2 homes in the Cardiff housing market with an Active Under Contract status at the end of February, compared to none in January.
At the end of February there were 27 homes for sale in Cardiff, double the number for last month (13). 18 of these are single family detached homes. Listings range in price from $679,000 to $12,000,000.
There are 4.5 months of inventory for single family homes (up from 2 months last month), as well as a supply of 4.5 months for condos, townhomes and duplexes (up from 3 months last month), based on the rate of sales over the last 3 months.

In February Cardiff by the Sea was trending toward being a balanced market based on the current supply and buyer demand.
1 single family home sold for 107% of the asking price. 1 home went pending in 5 days and 1 in 8 days.
3 listings came on the market in February, down from 8 last month. 4 homes went pending in February (excluding the homes that closed escrow), the same as last month.
