What’s My Property Worth Begins with Data Integrity

Often sellers begin with this simple question:

What’s my property worth?

For some property owners they may begin with clicking the keyboard and then scanning the various Internet real estate sites to secure the answer to this question. Unfortunately, these real estate “estimates” are often not accurate for a variety of reasons.

The foundation for the any and all answers to this question begins with these two words:

DATA INTEGRITY

To begin with, clarification of these two words is essential. The Oxford Online Dictionary states DATA is "facts and statistics collected together for reference or analysis.” When DATA is inaccurate, this makes any research from listings agents to appraisers far more difficult to determine a current market value. And why many estimates are also not as accurate as possible. DATA accuracy begins when listing agents enter not only accurate data but information that does not violate current MLS rules and policies.

Returning to the Oxford Online Dictionary INTEGRITY is defined as “the quality of being honest and having strong moral principles; moral uprightness.”  Further understanding the importance of this word is to look at the word “moral.” Again, moral as defined by the same dictionary in its first definition is “concerned with the principles of right and wrong behavior…”. The second definition states holding or manifesting high principles for proper conduct.”

At the end of the day, real estate listing agents who demonstrate INTEGRITY are adhering to the rules and policies within the MLS as well as state to federal laws.  This adherence benefits not only other professional real estate agents and appraisers, but more importantly property owners of residential properties to vacant land properties.

This year our local MLS awarded professional real estate agents who displayed “INTEGRITY" by not violating any policies or laws.  I was one of the many recipients within our MLS (WARDEX) who received this first time ever award.

For me, my number one goal as a professional real estate agent who specializes in rural vacant land is always to "protect and promote" my clients per the National
Association of REALTORS® Code of Ethics. Receiving this award reaffirms that I continue to "protect and promote" my clients through behaviors that demonstrate integrity.

I understand the value of accurate DATA both as a listing agent as well as when I have the opportunity to be selected as a buyer’s agent. This understanding has resulted in my Competitive Market Analysis (CMA) for vacant land sellers and my Comparative Market Analysis (CMA) for vacant land buyers being DATA driven.

The time to research and write my CMA’s ranges from one hour to up to three hours depending upon the property currently being researched and analyzed. With vacant land, there are so many factors that should be considered because not all vacant land is equal nor are all vacant land specialists equal.

Hi Leanne... few things in our business make me madder than agents who "buy" listings with an overinflated price expecting to hold out for prices reductions once they list.
