Do you See Previews in Your Market?

I think since our MLS allows us up to 50 photos, I probably didn't preview as much.  EVEN THOUGH, photos can sometimes not show everything you probably need to see.

If I had a client coming into town, and we would be short on time, I would get their top 7 items they are looking for and go preview.

Today I had a preview, and reached out to her this morning to see if she had an out-of-state buyer.  NOPE, she is doing an open house nearby on Saturday, and wanted to see all the homes that could be a contender.

SO, for an hour getting the house ready (was pretty clean still), she ran through my house in THREE MINUTES.     She made the appointment for 2:30-3:00, so I left at 2:10, as some of the agents are coming early, or at least the buyers are.   She got here at 2:57, out at 3:00.   OH BROTHER.

I only did previews if I had questions on a house and it could have been something that would have been an issue for a buyer of mine.

I know much of the inventory in my usual area and since we are a vertical environment- I know the typical line in many of the buildings- so previewing is not as important to me most of the time these days. That said- the times I do want to preview- it's typically going to be during an open house (which is far more common here).

Good morning, Joan... I do see previews in my market. Typically they are for out of town buyers, but I've had agents who are holding open houses or listing a nearby property come and see my homes. I often also preview when I'm about to list a property to see what the competition looks like. However, if I'm making an appointment to preview I always tell the listing agent why and also tell them their clients shouldn't need to feel they have to leave the house.

I did preview homes at times - it was a good way to get to know the area/market.

Hi Joan,

I see mainly previews from agents not familiar with the area and trying to get a handle on what homes offer. It is what happens and you never know, something could come of it!

I say this all the time...every Realtor should have to sell a home every five years, just so we remember what it is like to deal with people who suck. How inconsiderate of that agent. It is one thing if the home is vacant. It is quite another to have someone go through all the motions and emotions of a showing...to find out it is a bogus fact finding tour.

Joan, sometimes we see previews. We do a lot of Facetime tours. I did one recently and now my client is under contract.
