Spring Is Here: Is 2026 the Right Time to Sell Your Home?

Every spring I get the same question from homeowners: “Is now a good time to sell?”

The truth is, spring has always been one of the busiest seasons in real estate. Buyers tend to come out in larger numbers, families want to move before the next school year, the weather is nice, and homes often show their best when landscaping begins to bloom.

But today’s market isn’t exactly the same as it was a few years ago.  Prices have decreased, Interest rates have held steady, buyer expectations about what they can afford, and the way agents are compensated have all changed in the past few years. That means homeowners need a strategy—not just a sign in the yard.

Here are a few things we’re advising sellers to focus on in 2026:

Price strategically from day one.
Buyers today are educated. They’re watching the market closely, and overpricing usually leads to longer days on market. Pricing your home based on the condition of the property is KEY.

Presentation matters more than ever.
Clean homes with great photos, proper staging, and strong marketing still outperform the competition.  The home doesn't have be totally remodeled, it just needs to be clean and priced for the condition.

Understand buyer compensation.
Many sellers today are choosing not to offer compensation to buyer representation upfront. However, buyers are negotiating for that in the contract because it helps buyers be able to afford to purchase the home.

Hi George - yes, I agree.  I hope that you are having a great seller's market in Middletown.  All across Texas we have seen prices decline slowly since 2023.  However, the supply of inventory hasn't grown too much so it's much more balanced.  It's still a great time to sell, and requires the sellers to be priced right from the start.
