Vacant Land Buyers: What Do You Really Want?

After 9 years of selling vacant land, dirt, here in Golden Valley, AZ and Mohave County,  I continually receive these types of vacant land requests:

I am looking for vacant land in Golden Valley (or other towns and cities in Mohave County). I will be in town in the next 2 days, so please send me some listings.

Given Mohave County is the fifth largest land mass county in the continental United States, without narrowing what the vacant land buyers really want makes for a lot of wasted time and frustration.

Currently, here (March 6, 2026) in Mohave County is a sampling of 2 plus acres vacant land listings in these localities:

  • Golden Valley: 301 Listings 
  • Kingman: 275 Listings (Includes both in and outside of the city limits)
  • Bullhead City: 40 Listings
  • Chloride: 7 Listings
  • Dolan Springs: 96 listings
  • Hackberry: 16 Listings
  • Lake Havasu: 2 Listings
  • Meadview: 26 Listings
  • Wikieup: 26 Listings
  • Yucca: 130 Listings

Until the search criteria are narrowed, professional real estate agents are uncertain as to where to start. Let us use Golden Valley AZ as an example. Further drilling reveals the following of those 301 Listings:

Power Available: 56 Listings (Of these listings, power may be at the property line, in the street or available up to 500 ft away.)

Rural Water: 48 Listings (Other factors include water allocation, water meter, water to the property line.)

Septic System Installed: 16 Listings (This doesn’t mean the septic systems is functional.)

Flood Plain No: 135 Listings (From my experience this is often inaccurate)

Listing Price:

  • Up to $10,000: 5 Listings 
  • Between $10,000 and $20,000: 71 Listings
  • $21,000 to $30,000: 47 Listings
  • $31,000 to $50,000 58 Listings over $50,000: 92 Listings

Additional drilling down would be required for road access, zoning, etc.

Professional real estate agents respect the time of potential buyers while understanding the time to travel to various properties. This time difference between one property and another here in Mohave County can be up to 2 hours or more. This time different does not include the AZ Strip and that is 6 hours away as one must travel through Mohave County, Nevada, Utah and back to Mohave County.

If a purchase of vacant land here in Mohave County or in another county or state is in your future, by investing the time to narrow down your decision-making criteria as a vacant land buyer can create a positive and results focused experience. Time is precious and time should be an investment and not a cost to all involved parties.

It's good that you know the types of follow-up questions to ask them, so you can narrow things down for them.  They likely know nothing about the area, which is why their request begins so broadly, haha.
